Our client, a growing Quebec-based company specializing in real estate acquisition and development, is seeking a Director of Acquisitions and Real Estate Development. Working closely with the partners, the selected candidate will analyze opportunities generated by an established prospecting team and recommend the best investment strategies. They will be involved throughout the entire process, from the initial evaluation to the closing of the transaction and the development of the project.

Responsibilities

-       Analyze acquisition opportunities submitted by the prospecting team and identify priority projects.

-       Assess the potential of land, existing buildings, and redevelopment opportunities.

-       Compare various scenarios, including subdivision, construction, holding, value enhancement, or asset resale.

-       Prepare and review pro formas, return analyses, and financial projections.

-       Calculate projected profitability, internal rates of return (IRR), profit per unit, and associated project risks.

-       Conduct or coordinate due diligence, including zoning reviews, municipal regulations, and heritage-related constraints.

-       Structure acquisitions and participate in the drafting and negotiation of purchase agreements.

-       Advance transactions through to closing with the notary.

-       Prepare financing packages and participate in discussions with financial institutions and partners.

-       Supervise and support the two team members responsible for prospecting and development, primarily from a compliance and follow-up perspective.

-       Collaborate with brokers, municipalities, notaries, and other professionals involved in the projects.

-       Present clear recommendations to the partners regarding analyzed opportunities and potential exit strategies.

-       Maintain a network of property owners, brokers, investors, and financial partners.

-       Represent the company at networking events and contribute to improving project analysis and tracking methods.

-       Perform any other related duties to support the successful execution of projects.

Requirements

-       Relevant experience in real estate investment, acquisition, or development.

-       Hands-on experience analyzing and executing residential or multi-unit housing projects.

-       Ability to evaluate large-scale real estate transactions and development projects.

-       Strong proficiency in preparing pro formas and conducting profitability analyses.

-       Solid understanding of real estate financing and transaction structures.

-       Knowledge of acquisition processes, due diligence, and transaction closings.

-       Understanding of zoning, municipal approval processes, and key risks associated with real estate development.

-       Knowledge of CMHC financing programs.

-       Strong negotiation skills with property owners, brokers, and financial partners.

-       Advanced proficiency in Excel and good knowledge of Microsoft Office.

-       Comfortable using project management tools, Google Workspace applications, and artificial intelligence technologies.

-       Existing network within the real estate industry, considered a significant asset.

-       Experience with heritage-related or redevelopment projects, considered an asset.

-       Experience supervising or mentoring a small team, considered an asset.

Salary: $150,000 to $250,000 per year, depending on experience.
Schedule: 100% remote work, with one weekly team meeting and one in-person meeting per month. Occasional travel required.
Status: Permanent
