Summary:
Canderel is looking for an experienced Property Administrator based in Montréal. The Property Administrator is a key member of the real estate management team for Class A buildings located in downtown Montréal
Responsibilities:
- Prepare OPEX and CAPEX budgets according to the annual budget guide and the instructions from property management teams
- Analyze the impact of depreciation on operating expenses
- Review and submit the list of monthly and year-end accruals to accounting, and follow up on the reversal of year-end accruals
- Generate and validate the rent roll on a monthly basis
- Calculate monthly gross-up entries (electricity, cleaning services, and vertical transportation)
- Analyze and explain quarterly budget variances in property financial statements
- Analyze and prepare 13th invoices, and respond to client inquiries
- Analyze monthly sales reports from retailers, identify missing sales, and follow up accordingly
- Process percentage rent billing
- Supervise and monitor accounts receivable on a monthly basis
- Maintain the building area chart (BOMA measurements) and cleaning area charts
- Identify, calculate, and submit for approval provisions for bad debts and write-offs
- Conduct account analyses, reconciliations, and audits of accounting records, client accounts, and service requests
- Issue adjustment invoices as needed
- Set up and process billing for electricity and gas sub-meters
- Set up and process billing for municipal and school taxes
- Prepare rent memos for certain tenants according to lease terms
Qualifications & Competencies:
- Minimum of 3 years of experience in an administrative role in real estate accounting, preferably
- Excellent knowledge of Microsoft Office
- Practical knowledge of YARDI and ANGUS accounting systems
- Customer-focused and client-oriented
- Strong written and verbal communication skills
- Promotes a team-oriented work environment with a positive and professional attitude
- Willingness to go the extra mile to understand and meet client needs
- Flexibility in adapting to changing work conditions, including interruptions, and ability to multitask
- Ability to work independently and under pressure, and to meet deadlines
