What You Will Do :
We are seeking a skilled and proactive Property Maintenance Supervisor who will oversee the day to day maintenance operations of the assigned residential and/or commercial properties. This role will ensure that all building systems, grounds, and units are maintained to company standards, safety standards and residents satisfaction. The supervisor will lead a team of maintenance technicians and coordinate with vendors and contractors to deliver timely and cost effective solutions.
Key Responsibilities
- Team Leadership & Supervision
- • Supervise, train and schedule maintenance staff
- Conduct performance evaluations and provide coaching and development.
- Ensure compliance with company policies and safety standards.
- Maintenance Operations
- • Oversee preventative maintenance programs for HVAC, plumbing, electrical and other building systems of the assigned properties
- Respond to and prioritize work orders and emergency repairs.
- Inspect properties regularly to identify maintenance needs and ensure quality standards.
- Vendor and Contractor Coordination
- • Source, schedule and supervise external contractors for repairs.
- Review invoices and ensure work is completed satisfactorily.
- Inventory and Budget Management
- • Maintain inventory of tools, equipment and supplies.
- Assist in preparing and managing maintenance budgets for the assigned properties.
- Monitor expenses and identify cost-saving opportunities.
- Compliance & Safety
- • Ensure properties comply with local building codes, fire safety regulations and environmental standards.
- Maintain accurate records of inspections, repairs and maintenance activities.
- Work closely with Property Maintenance Manager on property maintenance initiatives and future development planning.
- Perform other duties as assigned.
WHAT YOU WILL BRING:
- Proven experience in property maintenance or facilities management (3+ years preferred).
- Strong leadership and team management skills.
- Technical knowledge of building systems (HVAC, plumbing, electrical, carpentry).
- Ability to read blueprints and technical manuals.
- Excellent problem-solving and communication skills.
- Proficiency with maintenance software or work order systems and MS Office (Word, PowerPoint, Excel, etc.)
- Familiarity with property management software (YARDI) considered an asset.
- Valid driver’s license and ability to travel between properties as needed.
Preferred Certifications: • Building Operator Certification (BOC)
- HVAC Certification
- WHMIS / First Aid / Fall Protection
- Trade licenses (e.g., electrician, plumber) are an asset
Working Conditions: • On-call availability for emergencies.
- Physical demands include lifting, climbing, and working in various weather conditions.
- May require occasional evening or weekend work.
