Job Responsibilities Reporting to the Portfolio Manager, the Leasing Agent carries out the administration and execution of the day-to-day leasing services and strategies in all assigned residential property enterprises. Qualifications We are seeking a dynamic and results-driven Leasing Agent who is passionate about connecting people with homes and representing the unique value of our property. The ideal candidate will have deep knowledge of the Wîhkwêntôwin (Formerly Oliver) Neighbourhood in Edmonton, AB is essential, including a strong understanding of its rental market dynamics, resident demographics, and local amenities. A proven ability to convert inquiries into signed leases through exceptional service and strategic communication is also essential. Essential Duties and Responsibilities The job duties listed are typical examples of the work performed by positions in this job classification. - Local Expertise : Leverage in-depth knowledge of the Wîhkwêntôwin (Formerly Oliver) Neighbourhood in Edmonton, AB to highlight community features that align with prospective residents’ lifestyles and preferences.
- Lead Management & Conversion : Demonstrate a data-driven approach to leasing by responding promptly to inquiries, nurturing leads through disciplined follow-up, and guiding prospects through each stage—from initial contact to showings, applications, and signed leases.
- Brand Representation : Serve as a brand ambassador by consistently communicating the property's unique value proposition across all platforms, including in-person tours, digital listings, social media, and community engagement.
- Strategic Collaboration : Work closely with the marketing team, property management, and ownership group to ensure the leasing strategy aligns with the property's goals and performance objectives.
- Customer Experience : Deliver a professional, welcoming, and personalized experience to every prospective resident, ensuring interactions reflect the brand’s standards and values.
- Community Engagement : Actively participate in local events and build relationships within the neighbourhood to enhance visibility and strengthen the property's reputation.
Additional Duties and Responsibilities
- Practice and adhere to FirstService Residential Global Service Standards.
- Always conduct business with the highest standards of personal, professional and ethical conduct.
- Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies.
- May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines.
- Ensure all safety precautions are followed while performing the work.
- Follow all policies and Standard Operating Procedures as instructed by Management.
- Perform any range of special projects, tasks and other related duties as assigned.
Health and Safety
- Ensure compliance with all legislation (Municipal, Provincial and Federal), including but not limited to: Residential Tenancies Act of Alberta, Alberta Labour Relations Code, Alberta Occupational Health and Safety Act, Alberta Minimum Housing and Health Standards, Alberta Fire Code
- Comply with all requirements when a Public State of Emergency is issued by municipal, provincial or federal authorities.
- Comply with regular fire and life safety standards including monthly testing and annual drills
- Ensure all trades comply with the health and safety policy.
- Immediately report any infractions, damaged equipment and hazardous conditions or equipment.
Education and Experience
- RECA License in Property Management not required but an asset.
- Proven successful track record in multi-family lease-up projects
- High School Graduate; Post-Secondary Education or industry experience required
- Resident Tenancies Act knowledge required
- ARM designation an asset but not required
- CPM designation an asset but not required
- Excellent customer service skills with at least five years of customer service work.
- Minimum three years’ experience in a fast paced office environment.
- Intermediate knowledge of MS Office and aptitude to learn new software programs.
- Experience using Yardi is an asset
