QuadReal: Excellence lives here. www.quadreal.com Role Description Reporting to the General Manager, Commerce Court, the Property Manager is responsible for all aspects of property operations including tenant relations, financial performance, and capital management. The Property Manager will provide oversight to the property team to achieve operational effectiveness, excellent customer service, and financial/budgetary performance, and will play an integral role in maintaining a best-in-class asset. Responsibilities Oversee day to day management of the properties. Ensure superior tenant relations through personal contact and excellent customer service. Supervise direct reports to ensure high standards are maintained in accordance with established policies. Interact and effectively communicate on financial performance, property operations, staffing and tenant relations. Responsible for building revenue and expenses including preparing and operating within an approved budget; analyzing monthly financial statements and preparation of monthly management report; ensure tenant billings and year end adjustments are correct and conform to the lease. Administer leases to ensure all requirements are met. Oversee accounts receivable to ensure they are maintained at an acceptable level. Working alongside the Construction team, ensure capital projects including building improvements and leasehold improvements are properly implemented. Promote sustainability initiatives and programs to tenants and staff. Promote community involvement and charitable events in the portfolio with tenants and staff. Supervise and/or develop appropriate operating procedures for the properties ensuring legislative or regulatory requirements are adhered to. Work cooperatively with Leasing to support achievement of budgeted leasing projections. Other duties as required. Experience and Qualifications Experience - Minimum 5 years property management experience in commercial portfolios, with a focus on Class A office properties. Sustainability – Experience with BOMA BEST, LEED EB:OM or other sustainable programs an asset. Education - Preference to post-secondary education. RPA or CPM designation is desired. Relationship/Leadership Skills - Able to communicate effectively and professionally, both oral and written; able to develop and sustain cooperative working relationships with senior management, contractors, tenants and the public; able to partner with clients to meet client needs; self-motivated, professional and flexible; able to motivate, empower and coach/counsel staff in the achievement of performance goals. Organizational/Multi-Task Skills - Able to allocate one's time effectively, work under pressure and manage tight deadlines; able to handle multiple demands and competing priorities, adapt to new ideas and constant changes; able to cope with changing client needs and deliver successful results within agreed upon timeframes; detail oriented. Decision Making Skills – Able to resolve problems using facts and sound reasoning; able to achieve goals using a strategic approach; proven innovation with a willingness to manage and adapt to change. Computer Skills – Advanced knowledge of Word, Excel, Microsoft office, e-mail required. Working knowledge of Yardi Voyageur an asset. This job posting is for an existing vacancy. The expected annualized base salary range for this role is $100,000 - $115,000. Based on the position, QuadReal offers a competitive total rewards package in addition to the base pay, which may include a performance-based incentive plan, comprehensive health & dental benefits, pension plan, and paid time off.
