What we seek:
OCH is currently seeking a dedicated Manager, Planned Maintenance , to be responsible for the effective, efficient, and safe delivery of planned maintenance projects across Ottawa Community Housing (OCH) portfolio. Under the guidance of the Senior Manager, Tenant Experience, the Manager will oversee a team of Maintenance Workers and Maintenance Coordinators as they complete larger, scheduled maintenance projects such as flooring replacement, cabinetry installation, door replacement, and other refurbishment projects in both occupied and vacant units. The Manager will uphold OCH’s commitment to excellence by ensuring work is carried out to OCH standards, in compliance with applicable legislation, and with a focus on quality, tenant well-being, and cost efficiency.
As a Manager, Planned Maintenance, some of the things you will do include:
Planned Maintenance Delivery
- Oversee the delivery of planned maintenance programs, ensuring work is completed on time, within budget and to quality standards.
- Plan, schedule, and monitor larger refurbishment projects (e.g., flooring, cabinetry, bathroom fixtures, doors, windows).
- Coordinate work with Managers, Tenant Experience on both occupied and vacant homes, ensuring tenant well-being and minimal disruption.
- Ensure staff comply with safety, building, and environmental regulations, as well as OCH standards and specifications.
- Conduct regular site inspections and quality checks of staff work.
People Management
- Provide leadership and overall management of staff within areas of responsibility, including assigning, monitoring and evaluating work, setting work plans, priorities and expectations, coaching, developing and motivating staff, and ensuring effective service delivery
- Identify, plan for and manage human resources needs for assigned area of responsibility, including hiring, termination, discipline, investigations and grievances
- Ensure the timely investigation, response to, and documentation of all workplace incidents
- Ensure that own work and the work of all staff aligns with OCH values, interests, plans and objectives
- Ensure that own work and the work of all employees is carried out in accordance with applicable health, safety and privacy legislation, policies and procedures, and all other legislation, policies and procedures relevant to area of work
External / Internal Relationships
- Work collaboratively with other OCH departments to coordinate maintenance work.
- Ensure cross functional collaboration between staff including the identification and sharing of best practices
- Manage collaborative and results oriented relationships, acting as a respectful, courteous and professional representative of OCH with all work related contacts
- Participate in management team meetings, departmental and corporate workgroups, committees and initiatives as identified
- Work in collaboration with other staff in a team approach to service delivery

What you bring:
Education & Experience:
A typical candidate will have the following qualifications and experience. Exceptional candidates with different qualifications will be considered at the discretion of the employer if demonstrated experience, knowledge, and ability warrant.
- Completion of a post-secondary education in a related field
- A minimum of five (5) years of related experience, including experience managing staff
- Experience managing staff in a unionized environment is an asset
- Hands-on experience in building maintenance, refurbishment, or construction projects is an asset.
- A Trades related certification is an asset (e.g., Red Seal)
Knowledge:
- Strong knowledge of refurbishment methods, and planned maintenance processes.
- Knowledge of relevant building codes, fire and life safety systems, occupational health and safety, and environmental regulations.
- Knowledge of budgeting, financial monitoring, and resource allocation.
- Knowledge of OCH standards and specifications related to maintenance service contracts, materials, and supplies
- Knowledge of the Ontario Fire Code sufficient to direct staff and contractors in complying with the requirements of complex fire safety systems
- Knowledge of Word, Excel, PowerPoint, Outlook, database applications and other standard corporate software
- Knowledge of project and time management practices to efficiently administer several projects and deal with competing priorities
- Understanding of the diverse needs, abilities and social, economic, cultural and other factors present in OCH tenant communities
- Understanding of the values, vision and mission of Ottawa Community Housing and a commitment to support those objectives
- Knowledge of applicable health and safety legislation, including the rights and responsibilities of workers and supervisors
- Must be familiar with all applicable statutory requirements, policies, procedures and guidelines relevant to area of work
Skills and abilities:
- Ability to work & liaise with senior management level at OCH as well as contractors, colleagues, and staff
- Demonstrates an understanding of multiculturalism, to promote diversity within the workplace
- Strong interpersonal skills with the ability to communicate with people at different levels and from different cultural/ethnic backgrounds
- Ability to proactively engage a broad range of stakeholders in the identification and implementation of solutions
- Ability to understand how business processes and activities interconnect and the impact of decisions
- Ability to identify and implement ongoing business process improvement
- Proficiency in English, oral, reading and writing is required
- Proficiency in French, oral, reading and writing is an asset
- Ability to communicate in other languages used by OCH tenants is an asset
Other requirements:
- Satisfactory Criminal Records Check
- Must possess a valid Class “G” driver’s licence or equivalent and may require access to a vehicle for business purposes.
- Ability to work outside of regular business hours, including participating in an on-call rotation
Work conditions:
This is a full-time (36.25 hrs/wk) on-site position.
