Your New Role As Property Manager, you will report to the Vice President of Property Management and oversee the day-to-day performance of a portfolio of residential properties. You will be responsible for ensuring the properties are operated effectively across maintenance, leasing, tenant relations, staffing, risk management, financial administration, and regulatory compliance.
You will lead and support the building Superintendents, maintaining regular communication regarding work orders, maintenance priorities, arrears, leasing activity, suite turnovers, and building operations.
Your responsibilities will include: Managing, training, and conducting performance reviews for Superintendents Coordinating suite inspections, renovations, repairs, and unit turnovers Overseeing rental collections, arrears, lease renewals, and tenant documentation Conducting regular interior and exterior property inspections Obtaining quotations and coordinating trades for building repairs and capital work Creating, tracking, and approving purchase orders and invoices Resolving escalated tenant concerns and maintaining strong resident relationships Ensuring fire safety checks and required compliance documentation are completed Monitoring utility consumption and investigating unusual usage Preparing and managing property insurance claims Supporting the leasing and marketing of available residential and commercial space Assisting with annual property budgets and financial analysis Monitoring building cash flow and ownership payments where required
What You’ll Need to Succeed You are an experienced residential and industrial Property Manager who is comfortable balancing building operations, tenant relationships, financial responsibilities, and team leadership.
You will bring: 5+ years experience in property management Strong knowledge of Ontario’s Residential Tenancies Act and related legislation Experience managing Superintendents or other site-based employees Financial, budgeting, and analytical experience Strong written and verbal communication skills Excellent organization and attention to detail A proactive, resourceful, and solutions-focused approach The ability to confidently manage escalated tenant and operational matters Proficiency with Microsoft Word, Excel, and Outlook A valid driver’s license and access to a reliable vehicle
