Job Summary: The Residential Leasing Manager oversees the leasing and marketing activities of our residential portfolio. This role is responsible for driving occupancy, managing the leasing process from start to finish, developing marketing strategies, and ensuring an exceptional experience for prospective and current tenants. The Leasing Manager would also be required to assist the Community Managers with month end turnovers when required, holiday relief and holding the after hours emergency phone on rotation with the team.

This position is full-time, Tuesday to Saturday from 9:00am to 5:00 pm (subject to change of business needs).

Key Responsibilities:

  • Develop and implement strategic leasing plans to maximize occupancy and rental income.
  • Oversee all leasing activities including inquiries, suite tours, application processing and approval, lease documentation signing, collection of deposits.
  • Record all telephone, email, text, and in-person visits on appropriate reports.
  • Continuously monitor and analyze market trends and competitor activities, adjusting leasing strategies as needed.
  • Monitor market trends and adjust leasing strategies as needed to remain competitive.
  • Build and maintain strong relationships with prospective and current tenants.
  • Collaborate with the marketing team to develop promotional materials and campaigns.
  • Ensure compliance with all applicable laws, regulations, and company policies.
  • Report leasing activity, occupancy rates, and other KPIs to senior management.
  • Support community events and initiatives that enhance resident experience.
  • Conduct Community Manager duties when required (holiday coverage/month end turnovers).

Qualifications and Experience:

  • Minimum 5 years experience in leasing multifamily residential apartments.
  • Proficient in MRI or equivalent, Excel, Word, MS Office, Google, and Outlook.
  • Extensive knowledge of the Residential Tenancy Act of BC.
  • Professional and courteous customer relations skills.
  • Ability to multitask during busy periods.
  • Have an attention for detail.
  • Must possess valid driver's license, own and insure vehicle for business needs (for travelling between sites).
