Housing & Conference Services (HCS) directly supports the University’s goal of advancing human and societal wellbeing and overriding vision of ‘educating for capability’. We currently provide a distinctive living and learning experience for 3600 students focused on key educational priorities including community development, personal growth and wellness, academic excellence, and inclusion.

HCS concurrently drives a positive McMaster experience for guests, alumni, staff, faculty and student by providing accommodation and event coordination, which meet the highest standards of service excellence. HCS is a proud and significant ancillary contributor to the financial health of the University and the core academic and research mission of McMaster.

HCS is currently in a time of significant expansion as capacity is expanding by 66% over the next 5 years. Moving from 3600 to 6000 bed spaces across 15 buildings. This expansion will diversify the housing operation dramatically, from a traditional focus on the housing needs of first year undergraduate students, to the introduction of upper year, graduate, and family housing, in addition to a constantly diversifying internal and external client base.

The annual budget for HCS is currently (pre-expansion) approximately $31 million and we employ 100+ full-time and 250 part-time staff. HCS reports directly to both the divisions of Student Affairs, as well as Operations & Finance.

Job Description

Reporting to the Director, Housing & Conference Services, theSenior Manager, 10 Bay Operations & Strategyprovides strategic-level leadership and oversight for McMaster University’s 10 Bay Graduate Residence.

The role exists to ensure 10 Bay residence support the University’s goals by operating in a financially responsible, compliant, and consistent way, while delivering a positive student & partner experience. Working with internal and external partners, the Senior Manager helps align how building operations operate within University priorities and prepares the team to adapt and grow over time.

The Senior Manager acts as the department’s main escalation and coordination point for public–private partnership (P3) partners, internal teams, and site leadership. The role sets clear performance expectations, resolves issues when they arise, and supports and coaches General Manager and other staff, who remain responsible for day-to-day building operations.

Key Accountabilities:

Strategic Leadership: Provide strategic leadership for McMaster’s 10 Bay Graduate Residence by establishing operational frameworks that align P3 partner performance with University goals, policies, and risk standards. This includes interpreting and enforcing complex contractual agreements, managing escalations, and ensuring full compliance across all operational areas. You will identify systemic risks and emerging trends, advising senior leadership on strategic implications while integrating financial, occupancy, leasing, and marketing considerations into a unified operational strategy. The role ensures 10 Bay residence operations are positioned for long-term success and effectively integrated into the broader Housing & Conference Services ecosystem.

**Operational Management & Business Oversight:**Oversee the operational and financial health of the 10 Bay portfolio, ensuring alignment with institutional financial models and sustainable long-term outcomes. This includes monitoring leasing performance, partner decisions, and contractual changes, and directing corrective action when performance metrics fall short. You will establish consistent data standards, reporting structures, and performance benchmarks to support informed decision-making. The role oversees marketing and student engagement initiatives to support occupancy and brand positioning, while ensuring all communications align with University standards. Additionally, you will oversee building operations including maintenance, custodial services, security, and vendor relationships to ensure seamless, high-quality service delivery within a complex multi-stakeholder environment.

**People Leadership & Workforce Development:**Provide leadership for all staffing operations within the 10 Bay residence by ensuring resources are strategically allocated and aligned with operational cycles. This includes fostering an inclusive and high-performing employee experience through coaching, performance management, and workload planning. You will establish clear performance expectations and guide staff development to support excellence in service delivery. Through effective team leadership, the role ensures the residence operates efficiently, maintains strong partner relationships, and delivers a consistently positive student experience.

Education & Experience:

  • A successful candidate will bring progressive leadership experience in complex, multi-stakeholder operational environments.
  • Bachelor’s degree in Business Administration or a related discipline is required; a Master’s degree in a relevant field is strongly preferred.
  • Professional designations such as Project Management, Facilities/Property Management, Risk Management, or Leadership/Coaching certifications are considered strong assets.
  • 7–10 years of progressive leadership experience in student housing, property management, higher education, hospitality, real estate, P3 environments.
  • Proven experience interpreting, managing, and ensuring compliance with complex contractual agreements, including P3 or multi‑partner structures.
  • Demonstrated success leading large-scale or complex operations with full accountability for financial performance, including budgeting, forecasting, revenue optimization, cost control, and long-term sustainability planning.
  • Experience managing and resolving escalated operational, contractual, or stakeholder issues, including navigating multi‑party agreements.
  • Strong background in coaching senior-level staff, driving employee development, and leading team resource planning.
  • Experience working within large, matrixed institutions and collaborating effectively with diverse cross-functional partners.

  • Strong project management skills with the ability to lead multi-phase initiatives, manage competing priorities, and deliver results.

  • Skilled at leading through influence across diverse internal and external stakeholders, including partners within a P3 environment.

  • Understanding of best practices in marketing and communications, particularly as they relate to student engagement and housing operations.

  • Self‑motivated, innovative, and able to think independently while contributing to collaborative planning processes.

  • Strong analytical mindset with a commitment to continuous improvement, operational excellence, and data‑informed decision-making.

The posted hiring range represents McMaster's typical hiring range for this position. Actual starting salary will depend on factors such as relevant experience, qualifications, internal equity, and market conditions.

Individuals with extensive experience, deep specialized expertise, and/or those who can demonstrate exceptional past performance, as applicable, may be hired at a higher rate within the full range, in accordance with the University compensation policies.
