The Intermediate Estimator is responsible for preparing accurate and competitive cost estimates for commercial construction projects. This role leads estimate development, identifies project risks, manages multiple bid timelines, and builds strong relationships with clients, consultants, and subtrades. The Estimator plays a critical role in securing profitable work and supporting successful project delivery.

KEY RESPONSIBILITIES:

Estimate Development Review drawings, specifications, and bid documents to determine scope requirements Perform quantity takeoffs and detailed cost analysis Solicit and evaluate subcontractor and supplier pricing Develop conceptual, schematic, design development, and tender estimates Prepare general conditions and indirect cost estimates Analyze labour, equipment, and material costs Conduct scope reviews to ensure completeness of pricing Level and compare subcontractor proposals Prepare bid summaries and recommendation documents Participate in estimate review meetings and bid strategy sessions Assist with value engineering and cost-saving opportunities Support preparation of proposal submissions and bid forms Maintain historical cost data for future estimates

Risk Management Identify scope gaps, exclusions, and ambiguities in tender documents Analyze project risks related to schedule, logistics, labour, and market conditions Develop assumptions, clarifications, and exclusions for proposals Review subcontractor qualifications and risk exposure Evaluate contract terms and commercial risks Collaborate with operations teams to validate constructability risks Participate in bid risk review meetings Ensure contingency levels align with project complexity and risk profile Flag high-risk scope items to leadership

Project / Time Management Manage multiple estimates simultaneously and meet submission deadlines Develop estimating schedules and milestone tracking Coordinate internal resources for takeoffs and pricing Communicate timelines and expectations to subcontractors and suppliers Track bid deliverables and ensure submission completeness Maintain organized estimate files and documentation Participate in turnover meetings with operations teams upon award Support post-bid reviews and lessons learned Prioritize workload based on project deadlines and complexity

Client & Subtrade Relationships Build and maintain relationships with subcontractors and suppliers Solicit competitive pricing and encourage broad bid coverage Communicate clearly with subtrades regarding scope requirements Respond to subcontractor questions and coordinate addenda Support client interactions during bid and preconstruction phases Participate in pre-bid meetings and site visits Maintain professional communication with consultants and owners Assist in developing preferred subcontractor lists Promote collaboration and trust with project stakeholders

EMPLOYMENT REQUIREMENTS AND QUALIFICATIONS: Diploma or degree in Construction Management, Engineering, or related field (preferred) 3+ years of estimating experience in commercial general contracting preferably with experience estimating on downstream petroleum gas stations PQS or CEC considered an asset Strong knowledge of commercial construction methods and materials Ability to read and interpret drawings and specifications Proficiency in estimating software and Excel Strong analytical and problem-solving skills Excellent organizational and time management abilities Effective communication and relationship-building skills
