About This Position About the Department of Facilities Management
Mount Royal University’s Facilities Management department is responsible for the planning, development, construction, design, operation, maintenance, safety, security and stewardship of all the buildings, infrastructure, sites and services within Mount Royal's campus community. Through efficient and environmentally sustainable operation, we offer grounds, custodial, building operations, facilities planning, security services and engineering professional services to provide a physical environment that supports and enhances our academic space for students and staff. Our team of professionals are dedicated to providing customer service excellence. Our staff respond to daily service requests and emergency / priority situations as needed.
About The Role Reporting to the Supervisor, Mechanical, the Refrigeration Mechanic performs work essential to the ongoing operation and maintenance of the University’s base building Refrigeration & AC systems. Work is performed under minimal supervision. This position is a part of the MRSA Collective Bargaining Unit. This position is a full-time role. The normal shift is 7.5 hours per day, five days per week, usually Monday to Friday, however, transfer to other shifts, with notice, is a possibility. Overtime may be required, and the incumbent might be expected to be on Standby. Callouts to the campus can be expected during emergencies. The Refrigeration Mechanic functions within applicable legislation, regulations, policies, guidelines, and standards.
Responsibilities Responsibility 1 (40%): Support of Refrigeration Systems and Equipment
- Completes refrigeration & AC system and equipment requests as assigned by the Supervisor;
- Responds to urgent issues, assesses and repairs base building refrigeration systems;
- Responsible for troubleshooting refrigeration systems and all related equipment including chillers, exhaust fans, controls, furnaces, rooftop units, fridges/freezers, motors, compressors and pumps. Supports related service contracts i.e. chiller preventative maintenance;
- Troubleshoots the operation and functionality of refrigeration systems and equipment and performs maintenance in accordance with industry best practices, guidelines and standards;
- Installs new refrigeration equipment when required;
- Replaces deteriorated or obsolete refrigeration & AC equipment and repairs equipment having residual life with new parts as required;
- Reads and interprets drawings, specifications, circuit diagrams and code regulations;
- Notifies the Supervisor of unusual equipment conditions and recommends corrective actions;
- Provides related services associated with University events as required;
- Displays initiative, judgement, and personal direction when carrying out responsibilities as work is performed under minimal supervision;
- Must be able to coordinate work with other trades as necessary, prioritize and respond to work orders appropriately, anticipate potential issues, and provide solutions within established standards and procedures to avoid problems and delays in relation to services provided.
Responsibility 2 (40%): Preventative Maintenance Program
- Performs preventative maintenance inspections and repairs as per assigned schedules;
- Assists with Code on-site inspections and correcting deficiencies;
- Supports leadership and colleagues in determining preventative maintenance schedules and procedures as per manufacturer's recommendations, industry best practices, guidelines and standards.
Responsibility 3 (20%): Support of Facilities Management
- Under direction of the Supervisor, supports the project management department in scoping refrigeration related system work for potential projects and future capital planning upgrades;
- Investigates the impact and necessary procedures to safely shut-down/start-up refrigeration systems for the project management department, contractors and/or co-workers;
- Performs data collection on refrigeration systems and equipment to support asset management;
- Supports maintaining single line diagrams, master drawings, legend and schedules;
- Participates in the effective use of the Computerized Maintenance Management System (Archibus) in completing work requests and preventative maintenance assigned work.
Qualifications
- Refrigeration and Air Conditioning Mechanic - Certified Journeyperson and/or a Red Seal Endorsement issued in Alberta and a Gasfitter - Class B Journeyperson Certificate;
- A Gasfitter - Class A Journeyperson Certificate would be an asset;
- Minimum 5 to 8 years of previous related experience;
- Demonstrated experience in commercial, industrial and institutional refrigeration & AC applications;
- Demonstrated knowledge and experience with base building refrigeration & AC system practices, techniques, tools, test equipment, and safety procedures;
- Knowledge in the installation, maintenance, and operation of the following systems: chillers, exhaust fans, controls, furnaces, rooftop units, fridges/freezers, motors, compressors and pumps;
- Building codes, regulations and standards related to refrigeration and AC systems;
- Relevant information and tracking systems and business productivity tools (e.g., Microsoft Office, internet, tablets, mobile phones);
- Provide customer service according to university and departmental standards and expectations by pleasantly and respectfully interacting with co-workers, supervisors, contractors, consultants, suppliers, students and other members of the University community and evaluating customer satisfaction;
- Ability to read and interpret blueprints, schematic diagrams, shop drawings, specifications, and maintenance manuals is required;
- Plan, prioritize, and coordinate multiple activities under time pressures;
- Demonstrate initiative, sound judgment, flexibility, creativity, and attention to detail and accuracy;
- Demonstrate commitment to confidentiality, tact, diplomacy, client service, and continuous improvement.
Salary: $69,498 - $87,964.50 per annum
