**Position Purpose:**The Supervisor, Utilities, is responsible for the supervision of all aspects of infrastructure, buildings and maintenance services. The role involves preventive maintenance work, state of good repair work, inspections, testing, projects, construction, and maintenance operations that include ventilating, air conditioning, refrigeration, electrical/hydraulic doors and filtration systems and oversees BAS, and exhibit lighting control systems. This position will assist and provide support in implementing the Strategic Plan.
##Core Role Responsibilities:
- Supervises and ensures all legislated inspections, testing and maintenance requirements are completed in a timely, efficient manner while being held to the standards and expectations of their legislative requirements and governing bodies.
- Prepares required reports and statements in a timely and efficient manner and ensures proper maintenance of all records.
- Prepares and administers annual budget for unit.
- Maintains spare parts and stock inventory including product research and cost analysis.
- Monitors maintenance and preventative activities and ensures measures are taken regarding all major buildings including heating, refrigeration, building automation systems, computerized maintenance management systems, air conditioning, sump and sewage pumps, emergency lighting and exhibit lighting systems upkeep.
- Ensures compliance with all legislation and applicable regulations.
- Implements and operates continuous preventative maintenance program.
- Operates and maintains the building automation system.
- Trains staff in the operation and maintenance of the BAS (building automation system).
- Makes recommendations regarding replacement, upgrading or purchasing of equipment or machinery required to maintain the physical plant systems.
- Schedules and keeps accurate record of all repairs and maintenance performed by the Unit.
- Monitors and ensures maintenance practices and cleanliness of all boiler and mechanical rooms on site, tools, equipment and all shop areas.
- Monitors utility systems including all exhibit lighting and water treatment facilities and ensure they are operating within all environmental and departmental regulations.
- Monitors exhibit lighting control systems.
- Coordinates contractor work for the Unit such as obtaining quotes, reviewing specifications and drawings, and ensuring work is completed satisfactorily in accordance with project documents.
##Technical Knowledge and Skills:
- Must possess college education and/or a minimum Gas Technician I Licence valid in the Province of Ontario along with additional recognized trade certificate/license such as, refrigeration air conditioning mechanic, construction & maintenance electrician, Class 4 stationary engineer or millwright.
- Must have 3-5 years progressive related experience, including 1 year demonstrated experience providing leadership.
- Experience in a unionized environment preferred.
- Must be able to read schematic and electrical plans.
- Must have knowledge of the calibration of electrical and pneumatic controls.
- Must understand computer monitoring systems.
- Must have a demonstrated ability to lead and supervise.
- Must possess a driver's license valid in the Province of Ontario along with a good driving record.
- Must be knowledgeable in the use of computerized programs and systems, including Microsoft Office 365.
- Must be knowledgeable in the use, implementation, and continuous operation of CMMS/preventative maintenance programs.
- Well-developed interpersonal skills, along with strong communications skills.
- Must have a working knowledge of the Ontario Occupational Health & Safety Act and WHMIS legislation.
- Must be able to work weekends and holidays.
- Must be able to deal with staff and public in a courteous and efficient manner.
- Must have basic knowledge of budget preparation and administration.
- Capable of meeting the physical demands of the position.
