Join BGO’s Canadian Valuation & Investment Analytics Team, a group recognized for operating an industry-leading, best-in-class valuation management platform within the commercial real estate investment industry. This group is an integral component of BGO Canada’s investment management platform, providing rigorous valuation governance, portfolio performance analysis portfolio management teams, clients and senior leadership.
The Associate, Portfolio Valuation & Investment Analytics role offers an exceptional opportunity for a professional who wants to leverage their valuation expertise to the next level and develop into a key point person for valuation, risk, and investment advisory-related initiatives. You’ll play an integral role in managing and enhancing the firm’s valuation framework across multiple CRE client portfolios, delivering insightful performance benchmarking, and communicating valuation trends and results to senior leaders, investment committees, and boards.
We are seeking a motivated, analytically strong individual with deep technical understanding of real estate valuation, a passion for data-driven insights, and the confidence to translate complex valuation outcomes into meaningful investment intelligence.
Primary Responsibilities
Valuation Management & Governance
- Manage quarterly valuation cycles across multiple client portfolios, coordinating both internal oversight and external appraisal reviews.
- Critically review valuation modeled assumptions, assess the appropriateness of applied methodologies, key assumptions, yields, and investment metric selections.
- Contribute to maintaining and evolving BGO’s valuation governance standards to align with best practices and regulatory expectations.
- Support and help enhance BGO’s valuation management platform, ensuring accuracy, consistency, and transparency.
- Work collaboratively with internal speciality teams (leasing, investments, asset management, finance, portfolio management etc.) and the external appraisal community.
Portfolio Valuation Analysis & Performance Benchmarking
- Conduct portfolio-level valuation analysis to identify performance trends, value drivers, and relative market positioning.
- Assist in the preparation and analyze portfolio benchmarking reports (IPD/MSCI and other indices), supporting performance attribution and other insights.
- Assist in delivering actionable insights to portfolio management, senior leadership, and boards that support investment decision-making, risk assessment, and strategic discussions.
Market & Investment Intelligence
- Integrate valuation outcomes with market research, yield trends, and capital market dynamics to provide context and perspective to internal teams, senior management and clients.
- Partner with Portfolio Management, Research, and Asset Management teams to support investment feasibility reviews, underwriting, and forward-looking analysis.
- Contribute to risk monitoring and advisory initiatives that leverage valuation insights for portfolio monitoring and decision making.
Stakeholder Communication & Reporting
- Assist in the preparation of clear, insightful materials summarizing valuation outcomes, market trends for senior leadership, investment committees, and boards.
- Emerge as a subject matter expert and internal advisor in valuation and performance analytics related matters.
Continuous Improvement & Team Development
- Support the training and development of junior analysts, sharing expertise in valuation methodology, financial modeling, and investment analytics.
- Champion a culture of analytical excellence, collaboration, and integrity within the Valuation & Investment Analytics Team.
Qualifications
- Undergraduate degree in business, real estate, finance, or a related discipline
- Minimum 3-5 years of experience in commercial real estate valuation, investment analytics, or portfolio management
- Proficiency with Argus Enterprise and advanced Excel skills - / Power BI skills considered a strong asset.
- AIC designated member or Candidate Member progressing toward AACI or CFA/CAIA designations
- Strong technical grasp of valuation methodologies, yield interpretation, investment metrics, and market drivers
- Effective communication skills and comfortable presenting/convey valuation outcomes to senior stakeholders
- Proactive, detail-oriented, and collaborative, with a focus on delivering high-quality work in a fast-paced team centric environment
