From our Calgary head office, our marketing team supports close to 500 properties with digital campaigns, listings, and strategy. We are hands-on, fast-moving, and focused on turning online interest into tours, applications, and long-term residents.

About the Role

We’re seeking a proactive and organised Digital Marketing Specialist who can own both the performance side of digital and the operational backbone that makes it work.

In this role, you’ll plan and optimise campaigns, manage our properties’ presence across the website and listing platforms, ensure tracking is tight, and keep the leasing funnel optimised. You’ll be trusted to manage your workload independently while working closely with the rest of the marketing and leasing teams, spotting issues before they become problems and bringing forward ideas to improve how we generate leads and support leasing.

You’ll also be encouraged to use AI-powered tools (for research, content drafts, testing ideas, and reporting) to work smarter and scale your impact.

What You’ll Do

  • Manage paid listings and featured placements on major rental platforms, ensuring high visibility for priority buildings.
  • Plan, build, and optimise digital campaigns that drive rental enquiries across search, social, and key rental listing channels.
  • Monitor and improve SEO and local presence by optimising property descriptions, city pages, home-page content, blogs, and local business listings.
  • Create and update property pages on the corporate website, ensuring updates are visible and optimised across all platforms.
  • Support website improvements and redesign projects by managing content migration, QA checks, and day-to-day CMS updates.
  • Implement and maintain tracking for campaigns and lead sources using GA4, SEMrush, Google Tag Manager, Looker Studio, and other web tools, with clear and consistent UTM structures.
  • Audit tracking and routing regularly to ensure forms, calls, emails, and leads are being captured and attributed correctly.
  • Produce recurring lead-generation and performance reports for buildings, cities, and the overall portfolio, highlighting trends, issues, and recommendations.
  • Collaborate with leasing and operations teams to align campaigns and listing efforts with vacancy priorities, renovations, and market needs.
  • Coordinate property media (photos, virtual staging/video where applicable) and ensure assets are uploaded, tagged, and used effectively in campaigns and listings.

What You Bring

  • 3–5 years of hands-on digital marketing experience, ideally in an in-house role with both campaign and website/listings responsibility.
  • Proven track record running digital campaigns that generate leads (calls, forms, emails), not just impressions or clicks.
  • Proven experience planning, launching, and optimising campaigns in Google Ads and the Meta Ads suite is a strong asset.
  • Strong technical skills in tracking and analytics, with experience using tools such as SEMrush, GA4, Google Tag Manager, and structured UTM naming.
  • Experience managing or updating websites through a CMS, including building new pages and maintaining existing sections.
  • Solid understanding of SEO and local search, and how they apply to property and city pages.
  • Comfort working with multi-location or multi-property environments and comparing performance at building, city, and portfolio levels.
  • Strong Microsoft 365 skills (especially Excel) and the ability to work confidently with data, performance reports, and dashboards.
  • High attention to detail and comfort handling compliance-sensitive content (e.g., investor reports, press releases, governance information).
  • Comfortable using AI-powered marketing and productivity tools to assist with tasks such as copy drafting, campaign ideation, basic image/media variations, data summarisation, and workflow optimisation.
  • Clear, professional communication skills and the ability to explain digital performance and priorities to leasing and operations teams.
  • Experience in real estate, property management, hospitality, retail, or other multi-location B2C environments is a strong asset.
  • Familiarity with tools such as Rentsync, Yardi, a CRM/lead management system, an email marketing platform, Looker Studio, and ClickUp is an advantage.
