Sr. Developer - IBM TRIRIGA
Roles and Responsibilities
The person will be responsible for working with business analysts, technical leads, architects and end users to understand IBM TRIRIGA requirements, develop and configure application components, support integrations, troubleshoot issues and deliver enhancements across the real estate and facilities application lifecycle. The role requires strong hands-on experience in IBM TRIRIGA platform configuration, customization, data, workflow and integration development.
Key Accountabilities
- Understand business requirements as per the BRD and translate them into IBM TRIRIGA technical design and development tasks.
- Develop, configure and enhance IBM TRIRIGA application components across modules such as Real Estate, Lease, Space, Facilities, Operations, Maintenance and Capital Projects as applicable.
- Configure TRIRIGA platform elements including business objects, forms, workflows, queries, portals, navigation, security groups and reports.
- Build and support integrations between IBM TRIRIGA and enterprise systems using REST/SOAP APIs, integration objects, data loads, ETL approaches or middleware as required.
- Develop and support data migration, data correction, validation and reporting activities for TRIRIGA implementation or enhancement projects.
- Participate in design, development, unit testing, SIT/UAT support, deployment and post-production support activities.
- Troubleshoot application, workflow, integration, report and data issues, identify root cause and implement fixes within agreed timelines.
- Prepare technical documentation such as technical design notes, configuration documents, deployment steps, release notes, SOPs and support handover documents.
- Follow development standards, coding guidelines, secure configuration practices, version control and client release management processes.
- Collaborate with onsite and offshore teams, support task estimation and provide status updates during project execution.
- Support production operations, incident resolution, change requests and continuous improvement for IBM TRIRIGA solutions.
- Keep up to date with IBM TRIRIGA / IBM Maximo Real Estate and Facilities product capabilities and apply relevant platform best practices.
Experience Required
- Good communication skills and ability to interact with business users, functional consultants and technical stakeholders.
- Minimum Good years of IT development experience with strong hands-on exposure to IBM TRIRIGA development, configuration and support.
- Experience working on IBM TRIRIGA implementation, enhancement, upgrade, integration or application support projects.
- Strong understanding of IWMS / real estate and facilities management processes such as lease administration, space management, service requests, maintenance, facilities operations and capital projects.
- Hands-on experience with TRIRIGA tools such as Data Modeler, Workflow Builder, Form Builder, Application Designer, queries, reports, portals and security configuration.
- Experience with TRIRIGA integrations, data migration, interface troubleshooting and report development.
- Working knowledge of SQL and relational databases such as Oracle, DB2 or SQL Server.
- Experience with Java/J2EE concepts, JavaScript, XML, JSON, REST/SOAP services, HTML/CSS and scripting used for configuration or troubleshooting.
- Hands-on knowledge of source control, development tools and ticketing/release management tools such as Git, Azure DevOps, Jira or similar tools.
- Experience in documenting technical design, deployment steps, release notes and support procedures.
- Ability to work independently, coordinate with team members and deliver assigned tasks as per committed deadlines.

- IBM TRIRIGA / IBM Maximo Real Estate and Facilities platform development and configuration.
- TRIRIGA modules: Real Estate, Lease, Space, Facilities, Operations, Maintenance, Service Management and Capital Projects.
