Duties:

The Building Maintenance Technician will work as part of the Building Services department in day-to-day operations and maintenance of buildings. This position will maintain the highest level of function and safety for all City of Lloydminster owned facilities. The Building Maintenance Technician will work in conjunction with Municipal Workers 2 to mentor and foster growth within the department. This role will be required to respond in emergency situations in an efficient and professional manner and perform routine and preventative maintenance to buildings and facilities.

  • Preforms routine and preventative maintenance to buildings and facilities. Including and not limited to carpentry and plumbing.
  • Building renovation work including framing, boarding, mudding, taping, sanding, and painting.
  • Ensure all systems are running in an efficient and safe manor.
  • Inspecting exterior building envelopes and roofs for possible signs of failure and rectify if possible or report to Supervisor.
  • Repair, inspect and adjust door locks and closers, panic hardware associated with doors.
  • Weekly and yearly maintenance of all departmental equipment.
  • Office set-ups and relocations
  • Moving of equipment, furniture, supplies, exhibition setup and other required items.
  • Carrying out duties at heights that require the use of scissor lift, boom lift, ladder and scaffolding.
  • Replacing electrical consumables i.e. changing lamps and fuses.
  • Documenting and keeping legible records and maintaining proper logs.
  • General building checks and safety checks both internal and external.
  • Maintaining of exterior and interior of buildings, including painting, shoveling, sweeping, garbage removal, replacement of building chattels, and installing various items.
  • Ensure that materials are stored in a safe and orderly manner.
  • Maintaining, cleaning and organizing all job-related tools and work areas.
  • Assisting and organizing other staff and contractors when required.
  • Ensuring that contractual work is completed to all standards and regulations required.
  • Attending and mitigating Facility Emergencies e.g. Floods, Fires Roof Leaks
  • Monthly Emergency Generator tests.
  • Reporting all issues and concerns with equipment, safety, facilities, vandalism, and procedures.
  • Learning a basic knowledge of facilities in order to assist customers and tenants.
  • Providing assistance and recommendations to management on future projects.
  • Utilizing experience and education to help co-workers and others in their development.
  • Interpreting building blueprints for finishes, Plumbing, Mechanical, Structural and Electrical.

Other relevant duties as assigned.

Schedule:

Standard hours are 40 hours per week Monday-Friday, with a requirement to occasionally work outside these hour and days and work additional hours for events.

Qualifications:

  • A minimum of Grade 12 education or GED equivalent.

  • Completion of an accredited building maintenance course such as Boma CFM or similar required.

  • 5 years previous building maintenance experience required.

  • Must have minimum 1 year general experience in construction; including erecting walls, applying all wall finishes to completion, meeting industry standards.

  • Strong communication skills are required.

  • Two years of proven prior work experience in general Carpentry and general Plumbing is required.

  • Basic computer skills including smart phones, internet, email, word, online forms, and electronic time sheet are required.

  • Strong customer service and ability to deal with the public and building tenants courteously and effectively.

  • Competency in mechanical equipment such as compressors and gate operators.

  • Strong attention to detail with excellent organizational and time management skills is required.

  • Must have the ability to work responsibly alone under minimal supervision and work well within a team environment.

  • Must be able to stand for long period of time with bending and reaching motions. The position does include some lifting up to 50 lbs.

  • A valid Class 5 Driver’s License registered in Alberta or Saskatchewan with an acceptable Driver’s Abstract is required. This position may be required to operate a personal or municipal vehicle for business purposes.

  • Must be capable of operating small maintenance equipment and hand tools including all carpentry bay equipment Table saw, router, cut off saw planer in an efficient, responsible manner in accordance with recognized procedures.

  • Must show ability to confidently interpret Building blueprints.

  • The successful candidate will be required to complete and obtain an Enhanced Reliability Security Clearance as a condition of continued employment.

Pre-Employment Requirements:

  • RCMP Enhanced Reliability Security Clearance.

  • Successful Criminal Record Check.

  • Successful applicant must provide proof of qualifications.
