Eligibility Note: To qualify for a student (Co-op/Internship) opportunity, students must be enrolled in their academic studies at a post-secondary institution (university/college) and must be returning to school after completion of their work term with QuadReal. If you are a student registered in an official co-op program at your post-secondary institution and completion of a final work term is a mandatory component for you to graduate, you are eligible to apply with the understanding that you will leave QuadReal at the end of your work term or have the possibility to be considered for full-time opportunities.
Based in Vancouver, the Co-op/Intern, Development, will report to the Director, Development , and support QuadReal’s Investment Management and Development team in Western Canada . The in-house development team at QuadReal is committed to advancing its development program while being guided by a long-term vision, focused on thoughtful and responsible execution.

What You Will Experience:
-
Assist the Director of Development in overseeing active mixed-use development projects across the Greater Vancouver Area, Okanagan, and Sea-to-Sky regions, with exposure from early concept through delivery and occupancy
-
Help support marketing and sales programs for residential and commercial strata and residential lease-up programs, including supporting QuadReal’s Customer Care team during occupancy and resident move-in
-
Help support QuadReal’s Construction team, including responding to RFIs, attending site meetings, and organizing site field reports
-
Create and maintain detailed financial models for development projects, including multi-family residential (rental and condominium), industrial, retail, and office property types
-
Conduct market research supporting feasibility analyses, market positioning, and tracking comparable development activity across product types
-
Assist with implementing and coordinating internal review processes at key project milestones, including reviews supporting capital approvals from the executive team
-
Investigate and analyze municipal planning and zoning policy to support development conceptualization, master planning, and design development
-
Prepare investment memorandums supporting the development proces s

Prepare regular progress reports on development projects
What You Will Bring:

Currently completing a university degree with a major in Real Estate, Planning, Finance, Mathematics/Statistics, Computer Science, or Economics
-
Strong quantitative and analytical skills, with a high level of attention to detail and comfort working with complex data sets

Excellent communication and presentation skills, with the ability to clearly communicate key themes and messages through both written and verbal communication
-
Ability to allocate time effectively and work under pressure to meet tight deadlines, manage multiple demands and competing priorities, and adapt to new ideas and change; comfortable following direction while also contributing to the direction
-
Advanced proficiency in Outlook, Excel, PowerPoint, and Word; proficiency with Bluebeam Revu is considered an asset.

Extremely proactive and able to work well in a collaborative environment, with the ability to take guidance and then move projects forward independently

Embrace and proactively support QuadReal’s values and its culture of environmental sustainability and corporate and social responsibility
The expected hourly ra te for this role is $28.
