Renovation Estimator (Residential)

About the role

Position Overview The Renovation Estimator plays a crucial role in our design-build process-leading architectural drafting, permitting, and full-cycle estimating for custom residential renovations. This position also provides mentorship to junior technologists and collaborates closely with designers, cabinetmakers, and project teams.

Key Responsibilities Estimating & Budgeting

  • Review drawings and identify required sub-trades.
  • Distribute drawings to sub-trades and collect estimates.
  • Oversee junior staff on window quoting.
  • Obtain and evaluate quotes from subcontractors and suppliers.
  • Prepare millwork pricing using our internal pricing system.
  • Produce accurate estimates and proposals using XactRemodel or comparable software.
  • Revise estimates based on feedback or scope changes.
  • Ensure consistency between drawings and quoted details.
  • Prepare sold contracts and manage pricing of change orders through completion.
  • Work with designers to complete final billing.

Permitting & Compliance -

  • Prepare and submit permit applications; manage approvals.
  • Coordinate with engineers, consultants, and municipal authorities.
  • Close permits after final inspections.
  • Stay current with OBC and Ontario Health & Safety regulations.

Team Collaboration & Leadership -

  • Participate in project reviews and coordination meetings.
  • Work collaboratively with designers, cabinetmakers, sales, and site teams.
  • Mentor junior technologists and support continuous learning.
  • Attend staff meetings, training, and team events.

Site & Client Interaction -

  • Communicate with clients regarding change orders.
  • Ensure clear communication with all project stakeholders.
  • Protect and respect client properties during visits.

Qualifications -

  • Post-secondary education in a trade, architectural technology, or related diploma.
  • 5-10 years of experience in residential renovation, homebuilding, and estimating.
  • Strong knowledge of the Ontario Building Code and OHS regulations.
  • Valid Ontario driver's licence, reliable vehicle, and insurance.
  • Proficiency with estimating software (XactRemodel preferred).
  • Strong MS Office skills: Teams, Excel, Word, PowerPoint, Outlook, Smartsheet.
  • Assets: AutoCAD, Revit, AI tools, ChatGPT Business.

Work Environment & Physical Requirements -

  • Office-based work with regular site visits.
  • Prolonged desk/computer work; meetings and coordination activities.
  • Occasional bending, kneeling, climbing, or walking on uneven surfaces.
  • Ergonomic accommodations available (sit-stand desk, wrist rests, adjustable monitors).
  • Exposure to varying noise levels during site visits.
  • Repetitive tasks such as typing and screen use.

Required PPE

  • CSA-approved steel-toe boots
  • Hard hat (green tag)
