We have an immediate opening for a full-time, permanent
RESIDENT MANAGER
(Villa Kiev Apartments) 18 Mall Road, Hamilton, ON. (77 Units)
The superintendent must live on-site in a unit provided by Victoria Park and have daily access to a reliable vehicle.
Position Summary:
The position is responsible for the day-to-day on-site management of the rental property including most aspects of maintenance and resident relations while under contract with Victoria Park Management.
Starting Salary: $27,950 salary + taxable rent and utilities valued at $10,488 per year for a 2-bedroom unit, for a total compensation of $38,438.

ESSENTIAL DUTIES AND RESPONSIBILITIES
- Conduct daily site inspection of the grounds, common areas, mechanical rooms, laundry room, elevator and stairwells to identify deficiencies and initiate corrective action.
- Respond to all resident maintenance requests and respond accordingly.
- Responsible for timely rent collection, deposits, and reporting.
- Ensure accuracy and timely processing of purchase and work orders.
- Conduct daily site inspections, identify deficiencies, and implement corrective action as required.
- Schedule, assign and conduct preventative and ongoing maintenance, as required.
- Show vacant units to prospective tenants.
- Clean, inspect and maintain vacant units and prepare for new residents to move in.
- Conduct the Annual Inspection of all units, and report back to Property Manager.
- Distribution of written notices to tenants.
- Respond to any resident concerns within a timely manner, in accordance with our client services standards.
- Maintain the grounds, monitor parking, and remove ice and snow, when required.
- Required from time to time to personally deliver eviction notices in accordance with the Residential Tenancies Act and Victoria Park procedures.
- Be “On Call” Between the hours of 4:30 p.m. to 8:30 a.m. and readily available in the case of an emergency with an alternating schedule arranged with the backup.
- The Resident Manager will maintain and perform janitorial duties throughout the common areas in accordance with Schedule D - “Resident Manager Cleaning Check List”.
- Perform other related duties as assigned and outlined in the job summary.
MINIMUM QUALIFICATIONS
- Reliable, has a positive, customer-service oriented attitude.
- Mature, patient, friendly, firm and accommodating personality.
- Good English language communication skills – written, spoken and listening. Fluent in Ukrainian is an asset.
- Enjoy fixing and maintaining household components in a proficient manner; required technical knowledge varies with project design and may include familiarity with residential electrical, mechanical, plumbing and heating systems.
- Knowledge of the Residential Tenancies Act.
SPECIAL REQUIREMENTS AND WORKING CONDITIONS
- Must live on site in unit provided.
- Must be bondable.
- Subject to a current and satisfactory police clearance background check.
- Required to wear personal protected equipment regularly.
- Must be able to provide your own travel to the office, supply store or meetings when required.
- Frequent exposure to the elements.
- Hours of work are as required by the day-to-day management of the property and company – there may be significant hours after regular business hours.
- This position is open only to those legally entitled to work for any employer in Canada.
