**We have an immediate opening for a full time, permanent,**ROAMING MAINTENANCE ATTENDANT (HAMILTON)

POSITION SUMMARY:

This position is responsible for performing a variety of repair and maintenance services across multiple residential properties within Hamilton and surrounding areas, managed by Victoria Park Community Homes, in a safe, responsive, and professional manner.

This position supports operational continuity across assigned properties and provides coverage and support across locations, as required.

KEY RESPONSIBILITIES:

Housekeeping & Maintenance

  • Perform maintenance and housekeeping functions in common areas including elevators, boiler and mechanical rooms, mail rooms, storage rooms, lobbies, stairwells, laundry rooms, garbage rooms, exterior bins, and hallways, if applicable.
  • Travel between assigned properties within the Hamilton portfolio to support maintenance coverage, vacancies, projects, and operational gaps.
  • Respond to maintenance requests in a timely manner using company documentation systems.
  • Inspect reported deficiencies as soon as reasonably possible and communicate planned response timelines within 48 hours of inspection.
  • Complete and document all maintenance work performed, including emergency and after-hours service logs.
  • Coordinate and inspect contractor work to ensure completion as per approved scope and corporate quality standards.
  • Maintain adequate stock and inventory levels at a designated location.
  • Conduct Annual Inspections, Annual testing and inspection of smoke and carbon monoxide devices and monthly fire panel testing in compliance with Fire Code requirements, including required reporting.
  • Maintain logs including inspections, snow removal, incidents, emergency callouts, and daily property reports.
  • Perform preventive maintenance on building systems and equipment where applicable.
  • Provide access to qualified trades and assist as required.
  • Operate and maintain tools and equipment safely and in accordance with WHMIS legislation.
  • Maintain awareness of AODA legislative requirements when assisting residents.
  • Report damage, vandalism, or safety hazards immediately.
  • Maintain cleanliness of both interior and exterior property areas, including routine litter pick-up and upkeep of grounds, entrances, walkways, and outdoor common spaces to ensure a safe, welcoming environment and strong curb appeal.
  • Perform other related duties as required.

Snow Clearing & Seasonal Responsibilities

  • Clear snow from walkways, building entrances, parking access points, and common areas.
  • Apply sand and salt to mitigate slip and fall hazards.
  • Clear snow and ice from accessible porches, stairs, private walkways, driveways, ramps, and rear yard access points to maintain safe and accessible conditions.
  • Monitor weather conditions and respond proactively to snowfall events.
  • Liaise with snow removal contractors to ensure service standards are met.
  • Document snow clearing and winter hazard mitigation activities.
  • Participating directly in snow response efforts where required to maintain safety and accessibility.

After-Hours On-Call Rotation

  • Participate in a structured after-hours on-call rotation shared among designated staff.
  • Respond to urgent building issues including flooding, heat loss, electrical failures, and safety hazards during evenings, weekends, and holidays.
  • Coordinate emergency vendors and trades as required.
  • Complete detailed documentation following emergency callouts in accordance with company process.

Tenant Relations

  • Maintain professional and respectful public relations with residents and visitors.
  • Respond promptly to tenant maintenance concerns in accordance with Corporate Operations Policies.
  • Complete Incident Reports for accidents, fires, disturbances, or significant events, including after-hours incidents.
  • Contact emergency services when required and document outcomes.
  • Maintain updated tenant’s vehicle records and report parking concerns as required.
  • Educate residents on maintenance request procedures and property policies.
  • Prepare and serve Notice of Entries and any other notices as needed – as directed

Purchase and Work Orders

  • Ensure Purchase and Work Orders are accurate and complete.
  • Process Purchase and Work Orders in accordance with corporate procedures.
  • Assist Property Manager in monitoring operating budget expenses.

Inspections & Unit Turnover

  • Conduct regular multi-site inspections of grounds, mechanical areas, generators, boiler rooms, laundry rooms, elevators, and roofing systems and common areas where applicable.
  • Complete annual unit inspections and required documentation.
  • Arrange and conduct outgoing inspections within ten (10) days of notice to vacate.
  • Coordinate re-keying and ensure proper key control.
  • Inspect vacant units, document damages, and assist in turnover preparation.
  • Assist with capital improvement coordination and contractor oversight.
  • Prepare units in accordance with company turnover standards.
  • Collect Photographic documentation of all move in and move outs.
  • Cleaning of units on a need be basis.

Other

  • Attend mandatory quarterly Resident Manager Meetings.
  • Participate in required corporate and departmental meetings.
  • Undertake any other assignments that may be required to assist the Property Manager in the overall maintenance of the properties.

MINIMUM EDUCATION AND QUALIFICATIONS:

  • Completion of secondary school or equivalent is required; post-secondary education is considered an asset.
  • Experience maintaining residential or high-rise buildings preferred.
  • Experience in construction, renovation, or building trades environments considered an asset.
  • Trade certifications or apprenticeships (electrical, plumbing, carpentry, HVAC) considered an asset.
  • Equivalent combinations of experience and training will be considered.
  • Emergency First Aid and CPR certification (training provided if required).
  • Valid and unrestricted Class G Ontario Driver’s License.
  • Reliable with a positive, customer-service oriented attitude.
  • Strong English communication skills (written, spoken, and listening).

SPECIAL REQUIREMENTS:

  • Be bondable and be prepared to execute a Bondability Affidavit.

  • Regular work hours are 35 hours per week, Monday to Friday, 8:00 a.m. to 4:30 p.m., with flexibility to work additional hours as operationally required, including participation in a rotating after-hours on-call schedule.

  • Position operates across multiple residential properties within the Hamilton and surrounding portfolio.

  • Regular travel between assigned properties is required.

  • Active participation in snow clearing and winter response operations is required.

  • Physical labour and frequent exposure to the elements

  • Required to wear personal protective equipment

  • Regular travel throughout service regions, may be required.

  • Successful candidate will be subject to a satisfactory police background check.
