Commercial Property Manager (GTA)
About the role
Purpose:
Responsible for managing a portfolio of commercial retail and industrial properties in an efficient & effective way with the highest level of customer service to both tenants and landlords. Operate within our standards of safety, high quality customer service and efficient operations.
Main Responsibilities:

- Customer Service Relations:

- Maintain the highest level of customer service in relation to tenants, prospects and owners.
- Communicate effectively with owners, tenants and relevant others. Ensure that any areas of concern are addressed promptly and thoroughly.
- Direct and manage tenant functions in such a matter as to win and maintain the respect and goodwill of all tenants.
- Enforce tenant retention.
- Ensure all tenant and owner complaints are handled promptly and appropriately.

Administration:
-
- Monitor the timely receipt and reconciliation of rent collections and ensure that owner statures are followed. Communicate with tenants (verbal and/or written) about rent collections. If needed, organize tenant eviction process.
- Code and approve invoices from suppliers and contractors.
- Ensure correct and up to date management reports including Accounts Receivable, Accounts Payable, variances and monthly inspection reports.
- Prepare yearly budgets for the relevant properties.

Building Maintenance:
-
- Physically inspect relevant buildings, note deficiencies and prepare building reports.
- Develop scope of work for service contracts, negotiate pricing and prepare paperwork.
- Place service calls with contractors. Coordinate tenant space build outs.
- Coordinate Capital Projects.

Other duties as required.
Scope
- Report to the Director, Commercial Property Operations.
- Work in close cooperation with tenants, vendors, contractors, Property Administrators and Property Accountants.
Qualifications:
Education
- Minimum High School diploma (Grade 12/13).
- College/University Degree, preferred
- Any of the following designations, preferred: RCM, RPA, FMA, ACM.
Experience
- A minimum of three years’ experience in commercial property management or a related field.
- Knowledge of on-site maintenance requirements including dealing with vendors and contracts.
- Experience with Yardi Voyageur, preferred
Skills and abilities

- Be willing and able to be on call and work irregular hours.
