Building System Specialist (Security)
About the role
Under the general supervision of the Supervisor of Building Systems Services, the Building Systems Specialist (Security) is responsible for providing technical expertise related to access control systems, intrusion alarm and monitoring systems, CCTV and video management systems, intercom systems, and key management systems.
This includes but is not limited to programming, repair, maintenance, installation, commissioning and technical support administration and coordination of installation projects for the electronic security and building automation systems used to control, operate, alarm and monitor facility systems, security systems and life safety systems.
The Building Systems Specialist will also have working knowledge to preform maintenance, installation, and programming changes to the building automation system and Fire/Life Safety. This includes Bosch/Manitou system (Fire), and Metasys/Distech building controls systems.
As the Building Systems Specialist, you will:
- Maintain and upgrade Security and CCTV systems’ servers and main infrastructure.
- Project Management of new Security/Access systems
- General Maintenance of field controls.
- Technical support.
- Performs other related duties compatible with the classification and written policies and regulations of the Department.
Your education and qualifications include:

Diploma Electronic or Electrical discipline from a provincially recognized college eligible for certification with CTTAM or an equivalent combination of education such as but not limited to Engineering technologist, IT diploma, or Journeyman electrician.

Specific program of study, specialization, designation or certification of any of the following is an asset:
- Bosch
- Mercury Security
- Milestone
- Johnson Controls Pegasys
-
Certification in CompTIA A+ and CompTIA Network+, or equivalent is an asset.
-
PMP certification is an asset.
-
Must possess a Manitoba Journeyperson or Limited Specialized Trade - Electrical License (M-T or M-V) or apply for and receive this license within one (1) year from start date.

Three (3) years’ experience maintenance, repair, replacement, upgrading, troubleshooting, calibration, adjustments and operation of existing;
-
Building electronic access control systems and equipment and,
-
DSC maxsys or Bosch intrusion or equivalent systems and equipment.

Traka key management system or equivalent systems and equipment.

Audiovisual systems
- Milestone CCTV system or equivalent systems and equipment and
- Intercom systems.

Three (3) years’ experience in the management of design, installation, construction, commissioning, budget control, and estimating of projects. This includes the ability to prepare contract documents and detailed business plans for major replacement of refurbishment which includes cost reduction strategies and payback.

Three (3) years’ experience in maintenance, repair, replacement, upgrading, troubleshooting, calibration, adjustments and operation of any of the following technologies is an asset;

Building electronic access control PEGASYS 2000 or equivalent systems and equipment and,
-
DSC maxsys, Bosch intrusion or equivalent systems and equipment.

Traka key management system or equivalent.

Audiovisual systems such as Milestone CCTV system and Intercom systems.

Building automation control systems
- Johnson Controls Metasys
- Distech Controls

Three (3) years’ experience in design, installation, programming, interlock, commissioning, making final adjustments and calibrations, start up and training of any of the following technologies is an asset;

Building electronic access control PEGASYS 2000 or equivalent systems and equipment and,

DSC maxsys, Bosch intrusion or equivalent systems and equipment.

Traka key management system or equivalent.

Ability to plan short term preventative maintenance work and long-term capital renewal.

Ability to prepare budget preparation and control including financial tracking and cost estimating.

Ability to read, interpret, prepare and revise system and equipment schematics, drawings specifications, charts and tables.

Ability to use hand tools, power tools, and complex measuring instruments.

Ability to work independently with minimal supervision, expedite and resolve issues, interpersonal skills with the ability to work cooperatively with fellow co-workers, and stakeholders including, contractors, consultants, customers, and general public.

Problem solving skills with the ability to make accurate decisions and recommendations.

Written communication skills with the ability to keep records and prepare written reports clearly and concisely.

Verbal communication skills with the ability to communicate complex information effectively to a variety of audiences.

Proficiency in Microsoft office suite (Word, Excel, Outlook).

Knowledge of applicable codes and regulations.

Knowledge of basic project management principles.

Knowledge and understanding of building security systems, CCTV and how these relate to other building systems.

Must possess and maintain a valid Class 5 Manitoba Driver’s License. The successful applicant will be required to provide a driver’s notice in force document upon request.

The successful applicant will be required to provide a vehicle for transportation while on City business, subject to the terms and conditions of the City Transportation Policy.

Physically able to perform the duties of the job, which may include, but are not limited to: working outdoors in potentially extreme weather conditions, ability to lift and move objects up to 20 lbs., and the ability to work at heights for extended periods.
