About the role

About The Role:

Reporting to the Area Supervisor – Facilities (Housing) and working collaboratively with Housing Site Managers, the Maintenance Team Lead assists in the delivery of maintenance operations by providing guidance and technical support to a team of maintenance workers and technicians. This role provides hands-on support and coordination for preventative maintenance and for planned and unplanned repairs and installations, supporting safe and efficient facility operations.

What You Will Do:

**Teamwork:**Supports the delivery of safe, efficient, and tenant-focused maintenance services across housing sites, actively performing maintenance tasks while facilitating team members in prioritizing, and executing daily operations.

Performance measures include:

Supports positive working relationships and effective communication within the housing team. Provides direct site maintenance services at the designated location, including repairs, grounds and exterior upkeep, emergency and routine issue response, and support for tenant maintenance requests. Participates in the on-call rotation. Demonstrates strong working knowledge of building systems, equipment, and maintenance practices. Provides day-to-day guidance and technical support to maintenance staff. Monitors progress of assigned work for self and maintenance team members and communicates issues, delays, or resource needs and reports concerns or issues to the Area Supervisor - Facilities (Housing). Assists with employee and job scheduling, including on-call rotations, as directed. Monitor and maintain supplies, tools, and equipment; operates within established

maintenance budgets to ensure cost-effective operations.

**Safety Awareness & Compliance:**Promotes and ensures a safe living and work environment through compliance with safety standards, policies, and procedures.

Ensures compliance with the Worker’s Compensation Act, Occupational Health & Safety legislation, and all other external and organizational safety and emergency policies for self and others and promptly reports concerns to the Area Supervisor - Facilities (Housing). Promotes a strong safety culture by modeling and reinforcing safe work practices and hazard awareness. Conduct regular and scheduled inspections to ensure safety, regulatory, and building code compliance: identify hazards, enforce standards, maintain required inspections, and support emergency response procedures. Keep accurate and complete records of maintenance activities including logs, inspections, incidents, and

compliance requirements for accountability and reporting.

Participate in safety meetings and incident follow-up as required to maintain a safe work environment. Takes accountability for own health and wellness and supports team members health and wellness to support an effective and engaged maintenance team. Top of Form

Supports the development of maintenance team members by sharing expertise and recommends relevant training and educational opportunities. Attends and actively participates in site, departmental, and cross-functional meetings, providing

maintenance expertise and advocating for operational needs that support tenant comfort and safety.

Actively participates in required training, including technical, regulatory, and health and safety education. Collaborates and communicates effectively with team members and other departments, sharing knowledge to support efficient facility operations. Demonstrates initiative in learning new skills, adopting new technologies or processes, and contributing to maintenance and facility improvement projects.

Qualifications

Education

High School Diploma or equivalent.

ABSA Class 5 Building Operator Certificate

Standard First Aid (preferred).

Asbestos Awareness certification (preferred)

ExperienceMinimum five years of demonstrated practical experience in building systems maintenance including HVAC, electrical, plumbing, fire panel operation, emergency power and life-safety system operation and repairs. Experience supporting a small team of maintenance staff. Experience working in a residential or seniors housing environment.

Additional skills

Strong interpersonal, verbal, and written communication and customer service skills.

Experience with office applications and maintenance management software.

Demonstrated time-management and organizational abilities

Access to a vehicle and a valid driver’s license, as travel between sites/ on call is required

Proven ability to organize and prioritize various demands.

Must have a strong working knowledge of fire codes, building codes, and general safety regulations.

PHYSICAL REQUIREMENTS

Prolonged standing (up to 3.5 hours at a time, up to 80% of shift) and walking (up to 30 minutes at a time, up to 25% of shift). Occasional stair climbing (up to 10 flights of 10 steps). Frequent postural activities including forward bending and neck flexion (up to 66% of shift), kneeling (up to 33%), with occasional squatting and trunk twisting. Reaching overhead for short periods (up to 33% of shift). Manual handling requirements include lifting up to 50 lbs; pushing/pulling up to 200 lbs with wheeled equipment and up to 30 lbs manually. Adequate sensory, visual, and balance abilities required to safely perform tasks such as equipment handling and ladder use.
