Senior Project Manager - Full Time

Salary: $110,000 - $125,000

Position Description: As a Project Manager, you are the lead representative of Flourish to the Client, and the Client’s representative on the project in relation to the development team. The mission, vision, and values of Flourish are to be shown in all work and communication. The Project Manager III has responsibility for representing the Client through their projects and is responsible for maintaining the scope, schedule, and cost of the project, as far as they are able.

Hours of Work/Location: 40 hours per week, primarily weekdays Monday to Friday, 9am-5pm. Schedule may vary based on project needs & seasonal responsibilities. As the nature of the role is highly relational and collaborative, the SPM is expected to work four days/week in the office at 1907 King St E Hamilton. May work one day a week outside of the workplace (in a home office or otherwise). The workplace includes work office, project sites, stakeholder meetings, conferences, or other such locations. Phone allowance provided.
WHAT YOU WILL BE DOING:
The Project Manager III (Senior Project Manager or SPM) has three primary functions:

Organizational Leadership
The SPM exemplifies Flourish’s values in interactions with colleagues, clients, and project stakeholders. Further, the SPM acts as a member of the Flourish leadership team, helping guide the organization in operationalizing the goals set by the Board.

Project Manager Mentorship
The SPM is the direct supervisor, support, coach, and mentor to Project Managers (PMs). The SPM plays a leading role in the continuous development of all Project Managers. Many of the functional duties of a supervisor (hiring, evaluations, compensation, offboarding, etc.) are shared with the Operations Manager.

Project Oversight
The SPM has oversight of all projects assigned to Project Managers. The SPM is the first line of consultation for PMs, providing regular guidance, problem solving, steering, and correction when necessary. The SPM keeps the President informed on relevant project information, as needed.
WHAT YOU WILL BE BRING:

- Continually develop, refine, and rebuild organizational infrastructure, policy, and process, particularly as it relates to project management.
- Drive continuous improvement initiatives, identify areas for innovation, and implement best practices to enhance project outcomes and efficiency.
- Project Manager Mentorship
- Provide supervision, mentorship, and support to the following roles:
- Project Manager II
- Project Manager I (Junior Project Manager)
- Support involves regular weekly or bi-weekly meetings with Project Managers, assessing project performance and providing assistance, feedback, and coaching where necessary.
- Guide the training and professional development of PMs including the lead or delegation of two one-hour training sessions on relevant technical expertise, per month.
- Advise and support PMs in client and supplier relations, project procurement, construction methodology, project management and reporting.
- Participate through consultation with the Operations Manager on functional supervision such as:
- Recruitment
- Onboarding
- Performance evaluations
- Compensation
- Expense claims
- Vacation, sick days, lieu, etc.
- Offboarding
- Project Oversight
- Provide oversight and guidance on development projects from design development through construction to occupancy.
- Participate in project specific meetings through design, construction and occupancy.
- Regularly conducting walkthroughs of project sites to ensure safety, progress, and quality standards, and identifying any other risk or concerns as they arise.
- Prepare reports for the Board, as needed.
- Perform all other duties as assigned
WHAT YOU WILL BE BRING:
- 10+ years of progressive project management experience in construction, real estate development, or related fields; affordable housing or multi-residential experience strongly preferred.
- Proven track record delivering projects through all phases: pre-construction, design coordination, procurement, construction administration, and turnover/occupancy.
- Strong knowledge of construction contracts and delivery methods (e.g., CCDC, OAA contracts).
- Experience with tendering processes, contract negotiation, and consultant/contractor management.
- Demonstrated ability to manage budgets, schedules, risk assessments, and quality control.
- Proficient in construction document management.
- Familiarity with planning approvals, permitting, and building code requirements.
- Ability to review and interpret construction drawings, specifications, and shop drawings with a critical eye.
- Experience leading owner’s rep functions on behalf of clients, including stakeholder reporting and governance communication.
- A commitment to upholding and modeling Flourish's mission, values and other operating standards and policies, reflecting them in all interactions and decisions
- Excellent verbal and written communication skills
- Strong leadership and interpersonal skills with a proven ability to mentor junior staff and collaborate with multidisciplinary teams.
- Proficient with MS Project, Bluebeam, Word, Excel, and Outlook.
- Professional designations such as GSC, LEED AP, PHI, PHIUS, PMP, PQS, CET, P.Eng., Architect, and MRICS are considered assets.
- A valid driver license, access to a vehicle
