We are currently accepting applications for Building Systems Specialist II. Under the direction of the Plant Operation Supervisor and/or the direction of a more experienced worker, the Building Systems Specialist II participates in all aspects of the operation and maintenance of HVAC systems in a family of schools as well as general maintenance duties.

Qualifications and Experience:

  • Possesses a secondary school diploma.
  • The incumbent must be pursuing the Building Systems course with intent to complete all modules.
  • Two years previous maintenance experience is required and well developed.
  • Broad based general maintenance skills are essential.
  • An equivalent combination of education and experience may be considered.
  • A valid driver’s license and access to a vehicle is required.

Skills Required:

    • Demonstrated ability to develop strong computer skills with programs relating to building operations i.e. energy management
    • Strong knowledge in HVAC systems, water and sewage systems, welding, carpentry, electrical and plumbing maintenance.
    • Basic knowledge of pneumatic and electrical control systems
    • Demonstrated knowledge of general maintenance skills
    • Working knowledge of building construction including the building envelope, structure and systems
    • Basic knowledge of applicable codes
    • Working knowledge of the Occupational Health and Safety Act, WHMIS and related regulations
    • Ability to climb heights and work in confined spaces such as crawl spaces and plumbing structures
    • Demonstrated ability to interpret blueprints
    • Basic knowledge in word processing, spreadsheet application, e-mail and Internet software
  • Ability to effectively communicate within the department, other departments within the School Board, school staff, students, parents and third parties
  • Demonstrated organizational skills ie: ability to organize work schedules
  • Demonstrated ability to work as a contributing team member

Duties & Responsibilities:

    • Performs licensed skills in a productive and safe manner with emphasis on code requirements
    • Performs maintenance duties such as changing air filters, cleaning drainage systems, clogged traps
    • Responds to pager calls from custodians at other schools and prioritize the work involved
    • Records readings from boiler, compressors, water consumption, electricity consumption, chiller time on, natural gas use and check gauges
    • Programs Simplex control panel for the days events
    • Programs events on computerized energy management systems
    • Checks temperature and operation of HVAC in different areas of the school
    • Checks and records operation of alarm system, fire intrusion, low heat, low air pressure, flood indicators and emergency power for fire inspection report, alarm report and energy report
    • Greases and/or oils bearings in HVAC units, as required
    • Pressure washes and cleans HVAC units, as required
    • Changes air filters and check and replaces u-belts, as required
    • Opens and flushes out boilers and chiller to inspect and cleans tubes on an annual basis
    • Cleans out and repair cooling tower
    • Cleans and/or replaces condenser water screen
    • Inspects and repairs condenser valve
    • Inspects and cleans drains in science labs
    • Repairs or replaces natural gas valves
    • Repairs desks and workstations
  • Cleans and repairs heating force flows at all entrances
  • Cleans and repairs air exchanger
  • Flushes and refills chlorine injector tank for drinking water
  • Repairs heating circulation pumps
  • Inspects and repairs asbestos insulation, fireproofing and acoustical products within the school
  • Performs miscellaneous repairs such as heating malfunctions, chiller breakdowns
  • plumbing, electrical, carpentry and mechanical repairs
  • Replaces light bulbs and ballasts, as directed
  • Picks up supplies from maintenance or hardware suppliers
  • Performs various custodial duties including maintaining the cleanliness of the boiler and mechanical rooms
  • Inspects building video tapes for security cameras (if required)
  • Unlocks school doors and turn lights on
  • Shovels snow, salt and sand walkways, when required
  • Checks school roof and repairs or reports the problem to Head Custodian
  • Removes graffiti from the building
  • Cleans halls as required
  • Recycles cardboard as required
  • Demonstrates good attendance and work in a healthy and safe manner
  • Performs other related duties, as required
