About the role

Horizon Recruitment is recruiting for a seasoned Project Manager to act as an Owner’s Representative on behalf of a nonprofit foundation that is taking temporary ownership of a commercial property through a donor gift. This property includes an active lease with a tenant organization the foundation supports. The foundation needs an experienced professional to oversee building improvements, manage landlord responsibilities, and provide strategic oversight throughout the transition. This is a 12-month contract position with varying hours (initially closer to full-time) and hybrid work flexibility.

Responsibilities:

  • Represent the foundation’s interests in all aspects of property ownership and improvement
  • Oversee contractor performance and ensure timely, quality project execution
  • Monitor and enforce compliance with lease obligations and construction milestones
  • Liaise between legal, financial, and construction stakeholders
  • Provide proactive issue resolution to keep projects on schedule and within budget
  • Ensure the foundation’s charitable status is protected through appropriate lease structuring
  • Track project risks, report on status, and recommend corrective actions
  • Support reconfiguration and capital upgrades estimated at $3M–$5M
  • Maintain clear documentation and communicate progress to internal decision-makers
  • Manage hybrid responsibilities with some on-site presence during active construction phases

Requirements:

  • 10+ years of experience in construction project management, commercial real estate, or engineering
  • Proven experience acting as an owner’s rep or leading capital projects
  • Strong knowledge of commercial lease terms, property operations, and building code requirements
  • Familiarity with legal and financial considerations related to nonprofit property ownership is an asset
  • Ability to operate independently, problem-solve, and lead through ambiguity
  • Excellent communication and stakeholder management skills
  • Available for flexible part- to full-time work over a 12-month period
  • PMP or equivalent project management designation is an asset
  • Remuneration

Hourly Rate: $70 - 90 per hour dependent on experience and availability.
