Purpose:
Responsible for leading and managing the sales team to drive revenue growth, meet sales targets, and deliver exceptional customer service within the residential real estate sector.
Key Objectives:

Execute strategic sales plans aimed at maximizing revenue and achieving growth targets.

Lead the acquisition of all new sales through a high performing sales team.
-
Negotiate deals within the guidelines established by the VP of Housing. Seek approval of all deals outside of established guidelines.

Cultivate strong relationships with key stakeholders, including realtors and brokers, to expand influence.

Analyze the competitive landscape to continuously develop and refine effective sales strategies.
-
Develop and implement strategic sales plans to achieve sales targets and maximize revenue within the residential real estate market.

Analyze market trends, competitor activities, and customer preferences to identify opportunities for growth and develop targeted sales strategies.
-
Set sales goals and objectives for the sales team and monitor performance to ensure alignment with company objectives.

Recruit, train, and mentor a high-performing sales team, providing guidance, support, and feedback to help team members succeed.

Lead by example, demonstrating effective sales techniques, customer service skills, and professionalism in all interactions with clients and team members.

Monitor and analyze sales performance metrics, such as conversion rates, average sale price, and sales pipeline, to track progress towards goals and identify areas for improvement.

Collaborate with CRM specialist to train, support and monitor sales staff usage, ensuring all leads are captured and effectively managed within the system

Ensure all new hires go through and complete the entire tacademy training with quarterly refreshers with existing staff

Contacting all customers with a below average survey score

Responsible to handle customers who contact the office looking to escalate any concerns past the sales consultant
Key Responsibilities:
- Conduct comprehensive profit analysis.
- Negotiate all sales deals.
- Approve and cancel deals within the Newstar system.
- Report profit figures to Sales Coordinator
- Review and sign all necessary documentation.
- Provide coaching and support for the sales team.
- Visit sales centers weekly to ensure engagement and support.
- Develop retail price recommendations for inventory homes.
- Recommend specific homes for MLS listings.
- Follow up on and address lost sales opportunities
Skill Requirements:
- Understanding of buyer behavior and how to approach the sale
- Strong time management, organization and planning skills
- Extensive experience in the residential construction industry
- Strong leadership skills and an ability to develop others
- Driven, focused and a sense of urgency to meet deadlines
- Ability to manage multiple projects
- Excellent critical thinking and problem solving
- Exceptional verbal and written communication skills
- Proven success managing a team
