About The Role Welltower is a leading real estate investment firm focused on acquiring and managing exceptional properties across the United States, Canada, and the United Kingdom. Our investments are centered on seniors housing, outpatient medical facilities, and age-restricted multifamily properties, aiming to scale innovative care delivery models and enhance the wellness and healthcare experience.
We seek experienced and analytical real estate professionals to join our investment and asset management teams. The ideal candidate will combine expertise in multifamily or hospitality operations with a desire to innovate and enhance customer experiences in the growing 55+ and Independent Living residential segments. This role involves overseeing asset performance, analyzing and executing investments, and collaborating with operational partners to drive value and improve outcomes for residents and stakeholders.
Key Responsibilities As part of our continued commitment to investing in the future of healthcare and senior living, we recently announced a $2 billion private fund to further drive our impact in these essential asset classes. This role plays a key part in executing on that strategy through the following responsibilities:

Asset Management

Collaborate with the Asset Management and Investment team leaders to optimize portfolio performance.

Conduct site visits to evaluate property operations, marketing, and sales processes, identifying and addressing issues or opportunities with operational partners.

Analyze the financial and operational viability of accretive capital opportunities.

Identify repositioning or disposition candidates based on geographic and / or asset-specific analysis.

Monitor and evaluate local market conditions to influence pricing strategies and drive occupancy.

Assist in reviewing monthly operator performance, variance analyses, and strategic planning.

Investment Analysis & Execution
-
Analyze and underwrite potential acquisitions and development opportunities for seniors housing, outpatient medical, and age-restricted multifamily properties.

Conduct detailed financial modeling, including valuations, pro forma cash flow analyses, and return assessments.

Participate in the full transaction cycle, including market research, due diligence, structuring, and closing.

Strategic Collaboration & Presentation
-
Partner with internal teams to analyze demographics and psychographics of target markets.
-
Prepare and present investment committee materials, highlighting underwriting, risks, due diligence, and transaction strategies.

Develop and implement business plans, budgets, and financial analyses to support strategic objectives.

TRAVEL Significant out-of-area and overnight travel is expected.
Experience MINIMUM REQUIREMENTS
- A minimum of 2-3 years of relevant work experience in commercial real estate or healthcare investing, lending, investment banking, or investment sales.
- Proficiency in real estate modeling including valuations, returns, and waterfall distributions
- Intermediate/Advanced proficiency in Microsoft Excel required
- Working knowledge of ARGUS
Education
- BS or BA in Finance, Economics, or similar business or analytical field required.
