Under the supervision of the Manager, facilities management, the Building Operator level II will be responsible for performing preventive maintenance and repairs to a wide variety of HVAC equipment and machinery including but not limited to boilers, chiller, cooling tower, fans, pumps, and Holland Bloorview Kids Rehabilitation mechanical systems. Daily duties include water treatment and maintenance for pool; chiller, boilers and cooling tower.
Key Responsibilities

Performs preventive maintenance on all equipment and machinery within Holland Bloorview Kids Rehabilitation including boilers, motors, pumps, fans, piping
-
Performs repairs or replacements to boilers, motors, pumps, fans, piping, compressors and other hospital equipment
-
Assists contractors with repairs as required
-
Performs daily water tests for boilers, chillers, cooling tower and swimming pools
-
Maintains all chemicals in these systems at the appropriate levels and concentrations
-
Ensures pool water is at proper levels for chlorine, PH, clarity and cleanliness
-
Monitors boilers, chillers and cooling tower during shift for proper operation, efficiency and safety
-
Performs general repairs to laundry and dietary equipment, furniture, fixtures, walls, ceilings, windows, floors, doors, tiles, drywall plaster taping, as required
-
Performs electrical duties such as able to replace ballast, motors, pumps, receptacles and basic wiring
-
Performs plumbing and soldering duties including construction and renovation projects
-
Performs and or assists with minor carpentry duties, painting and patching repairs
-
Intermediate computer skills to access Metasys HVAC controls, email, work order management systems, QR coding, Intranet, Fire Alarm, Elevator and Security Systems

Operates all equipment according to established safety procedures; promptly reports any needed repairs
-
Uses, maintains and stores all hand tools safely and correctly, promptly reports any breakage or loss
-
Maintains departmental shops and storage area neat, clean and free of hazards
-
Reports immediately to the scene of any announced Code Red or any codes related to Facilities management to assist in putting out fire, assisting clients, etc.

Assist in monthly fire drills
-
May accompany staff members conducting monthly safety inspection of department

Documents work orders for repairs in full, performs work as reported
-
Maintains a timely basis for completion of all repairs and work orders

Proactively observes and reports all items in need of possible repair, repainting, renovations, etc.

Moving of equipment and furniture as necessary for completion of duties
-
Where sufficient skills and expertise of the employee allow, extensive project work will be assigned (e.g. carpentry, plumbing, welding, electronics, electrical, etc.)

Communicates in a timely and effective manner

Participates in quality improvement activities and supports the maintenance of a safe and healthy work environment for staff, clients and families.

Completes other duties as assigned by the Manager or Director, facilities management

Complies with all policies, procedures and education within the hospital settings
MINIMUM KNOWLEDGE, SKILLS & ABILITIES
Education
- College or university education or an equivalent of combination of education and experience may be considered
- BES I, II or III, seen as an asset
- Certified Pool Operator
- BOMI or IFMA Certification seen as an asset
Experience
- Five years general trades maintenance experience with skills in maintaining and repairing a wide variety of equipment and machinery, including HVAC systems
- Five years experience as a pool operator, or equivalent; ability to maintain therapy pool systems according to Public Health Standards
- Previous Lead Hand experience an asset
