About the role

About the Role:
Mainroad Group is seeking an experienced and strategic Property Manager to oversee the daily operations and long-term planning of our commercial and industrial real estate portfolio, spanning over 40 properties across British Columbia and Alberta. This role is ideal for a hands-on, detail-oriented professional who can manage daily property needs while also advising senior leadership on market trends, acquisitions, and investment opportunities.

Key Responsibilities:

  • Property Operations: Oversee day-to-day management of commercial and industrial properties, including leasing, maintenance, and tenant engagement.
  • Tenant Relations: Act as the main point of contact for tenants, ensuring timely response to concerns and fostering positive relationships.
  • Maintenance Oversight: Coordinate routine inspections, guide repair/maintenance decisions, and manage contractors or in-house teams.
  • Financial Management: Develop budgets, manage operating expenses, and ensure cost-efficient property operations.
  • Compliance: Ensure all activities adhere to municipal, provincial, and federal regulations, including landlord-tenant laws and safety standards.
  • Vendor Management: Negotiate and manage service contracts, ensuring quality, value, and compliance.
  • Administrative Duties: Maintain organized records of leases, inspections, financials, and correspondence.
  • Capital Repairs: Lead and coordinate capital repair and improvement projects.
  • Strategic Advisory: Provide insight to executive leadership on property acquisitions, dispositions, and leasing opportunities.
  • Market Research: Conduct property valuations and market/competitor analysis to inform investment decisions.
  • Portfolio Strategy: Support the development of long-term strategies to optimize portfolio performance and value.
  • Property Development: Prepare business cases and liaise with local authorities for development and subdivision projects.

What You Bring:

  • Proven experience in property management and/or real estate advisory
  • Strong understanding of property law, leasing, and asset management
  • Excellent interpersonal and negotiation skills
  • Financial acumen and ability to analyze market and performance data
  • High attention to detail and organizational skills
  • Ability to manage competing priorities across multiple locations
  • Bachelor’s degree in real estate, business, or related field preferred
  • Experience in property development is a strong asset
