Program Overview – Building Services, Housing Services

WoodGreen’s Housing Services unit provides social housing for individuals and families who face significant barriers, including low-income seniors and people with physical disabilities, mental health challenges, or experiences of homelessness. Building Services is responsible for preventative and emergency maintenance at WoodGreen-owned, leased, and managed properties, including janitorial, groundskeeping, and security. The program also prepares residential suites for new occupants, supervises upgrades to offices and properties, provides physical support to programs and services, and ensures compliance with all applicable codes, standards, and policies.

The Supervisor of Building Services reports to the Manager of Housing Operations and Community Development and ensures the proper operation of all mechanical, electrical, fire, and security systems, as well as general building repairs. This role provides technical support to the Housing Manager in overseeing cleaning staff, coordinating external service providers, and assisting with maintenance programs, budgets, inventory, and personnel administration. It also includes providing training and leadership to Building Services staff.

What You Will Do
Preventative Maintenance & Contract Management

  • Assist the Housing Manager in sourcing vendors and developing annual preventative maintenance and service plans to St Hilda’s Seniors Community.
  • Conduct regular and annual site inspections, ensuring timely repairs and effective maintenance solutions.
  • Supervise the Building Services team to maintain janitorial, security, and life safety systems in compliance with regulations.
  • Maintain accurate logs and records, including fire safety, elevator inspections, MSDS, valve tags, and service documentation and other records required by regulation.
  • Implement and update maintenance records using computerized systems for work orders, purchase orders, and building systems information.

Building Services

    • Respond promptly to maintenance requests from tenants and staff, following communication protocols and ensuring high service standards.
    • Prepare weekly maintenance schedules and allocate work effectively.
    • Recruit, supervise, and train maintenance and cleaning staff, conduct performance reviews, and identify training needs while fostering an inclusive work environment.
    • Implement and maintain WoodGreen’s work order system for accountability and customer service.
    • Collaborate with the Housing Operations and Community Development Manager to deliver superior tenant service.
    • Hire and oversee tradespeople for installations, repairs, and maintenance (e.g., electricians, plumbers).
    • Conduct regular facility inspections to identify issues and ensure compliance with health and safety regulations and applicable codes.
    • Inspect and maintain building systems, including heating, ventilation, and life safety systems.
    • Assist in developing and monitoring the maintenance budget to ensure compliance and cost-effectiveness.
    • Coordinate renovation and improvement projects, ensuring adherence to quality and safety standards.
    • Complete move-in and move-out inspections, arranging follow-up cleaning and repairs as needed.
    • Monitor inventory of materials, tools, vehicles, and equipment; order supplies and schedule maintenance when necessary.
    • Obtain quotes, select qualified vendors, and evaluate work performed for quality and cost-effectiveness.
    • Manage emergency processes and provide overnight/weekend response when required.
    • Schedule maintenance staff, track attendance, and coordinate with payroll for accuracy.

What You Bring to the Team

  • Post-secondary education (degree, diploma, or equivalent training) in a relevant field or equivalent combination of education and experience.
  • Minimum 5 years of experience in building maintenance, including supervisory responsibilities.
  • Proven ability to lead and collaborate with teams effectively, ideally in a unionized environment, while fostering respect and inclusion.
  • Strong technical knowledge of building systems (electrical, plumbing, heating, and related components).
  • Familiarity with health and safety practices and regulations, including completion of Health & Safety Awareness for Supervisors and WHMIS training.

What Will Set You Apart

  • Understanding and experience with budgeting and planning.
  • Ability to interpret building services blueprints and apply technical knowledge effectively.
  • Proficient with MS Office Suite and electronic work order systems.
  • Knowledge of building services components (e.g., plumbing, electrical, HVAC); certifications such as CMRP are an asset.
  • Familiarity with Yardi Software is considered an advantage.
  • Current Red Cross Standard First Aid and CPR/AED – Level C certification.
  • Valid G driver’s license with a clean driving record and access to a personal vehicle.
  • Strong communication, interpersonal, and leadership skills with a focus on team building and inclusivity.
  • Proven ability in performance management and staff development.
  • Detail-oriented with a commitment to high standards of customer service for clients and service providers.
