THE ROLE:
Reporting to the General Manager, Alberta, the Property Manager is responsible for leading the operations and management of their designated properties, including tenant relations, maintenance coordination, budget management, and ensuring regulatory compliance.
RESPONSIBILITIES:
- Serve as the primary contact for the portfolio of properties.
- Adhere to the Residential Tenancy Act (RTA) and its procedures in the province of Alberta.
- Manage and lead a team of maintenance personnel and assistant property managers in the portfolio of properties.
- Work in collaboration with departments within the Petwin organization to ensure the highest standards of service to tenants.
- Improve policies, procedures, and systems based on market, tenant and property conditions.
- Review tenant occupancy and actively take measures to market and improve tenant occupancy of properties.
- Work in collaboration with the General Manager to create, plan, organize, and execute capital and operating budgets. Oversee the budget for individual properties.
- Manage property projects and be accountable for capital and operating budgets including sourcing vendors and negotiating contracts based on budget requirements
- Lead the safety and security protocols of the portfolio of buildings.
- Provide support to assistant property managers in resolving property and tenant-related issues.
- Manage all advertising and marketing for assigned portfolios, including data analysis for competitive grids, market complete variance reports, and comparing budget to actuals.
- All other duties as assigned by the General Manager.
QUALIFICATIONS SKILLS & ATTRIBUTES:
- A high school diploma or equivalent is required.
- At least 3+ years of experience in residential and commercial property management coupled with at least 2+ years of direct leadership experience in a property management role.
- Expert knowledge of the Residential Tenancy Act and its procedures.
- Solid accounting acumen specifically in producing and monitoring budgets and strategizing cost effectiveness.
- A valid driver?s license, reliable vehicle, and current automobile insurance are required.
- Strong project management skills with the ability to manage multiple projects simultaneously.
- Act as the main point of contact in the absence of the assistant property manager.
