The Mechanical Maintenance Supervisor will keep critical building systems performing at their best by planning preventative and corrective maintenance, leading projects, and guiding staff and contractors.
The Mechanical Maintenance Supervisor oversees the operations and maintenance of mechanical systems & components serving City of Kelowna facilities and assets. They organize and schedule maintenance and repairs, manage project delivery, and direct staff and contractors, ensuring a sustainable, safe, and efficient use of financial, human, and physical resources. The supervisor provides input and professional expertise related to the department’s strategic plans, objectives, goals, and offers relief management coverage as needed. They are responsible for staff and facility safety, ensuring compliance with all regulatory and policy requirements.

1. Lead Mechanical System Operation & Maintenance
- Utilize the City’s CMMS (Cityworks), building management systems, & automation systems to effectively manage the mechanical systems and components serving over 200 assets with a replacement value of $1.4 billion, covering 1.8 million square feet.
- Support, monitor, and review branch strategic goals and objectives, standards, policies, procedures, and plans to ensure alignment with department, division, and city-wide objectives.
- Supervise the operation and maintenance of mechanical systems serving facilities within other departmental cost centers, including Utility facilities and Real Estate (Property Management and Parking) Facilities. This is achieved largely through the management of contractors and consultants.
- Monitor and adapt internal and external customer service practices to ensure approved service levels.
2. Manage Human Resources
- Oversee 6+ direct reports, develop, inspire, hire, assess, and discipline employees. Ensure mechanical practices are consistent across disciplines.
- Coordinate and manage a broad base of contractors (10+), consultants (5+), and suppliers (10+) based on their performance and technical ability, to match required contract service levels.
- Implement and monitor branch health and safety; ensuring staff have the right tools, training, and procedures.
- Facilitate staff recruitment, engagement, retention, and job satisfaction.
3. Manage Branch Sustainability & Facility Resilience
- Manage and provide leadership for maintenance programs that ensure the full life cycle of assets.
- Recommend, review, and approve procedures and plans based on risk prioritization, to reduce reactive work and to ensure service continuity for external and internal customers.
- Monitor and ensure compliance with all regulatory programs, legislation, or best practices.
- Support capital and energy initiatives, acting as a mechanical system SME for design review
4. Safety
- Lead all aspects of Safety related to mechanical systems including staff safety, public safety, operational safety and regulatory compliance
- Participate in the JOHSC as co-chair, providing leadership, prioritizing and actioning items,
- Develop Safe Work Procedures as required to stay current with modernized mechanical systems and operations.

Credentials - Union
Knowledge - Non Union
Mechanical Engineering Degree, or Red Seal ticket in a mechanical trade. Minimum 5 years of leadership and management experience in the field of facilities management. Requires a working technical knowledge of mechanical systems including HVAC, Hydronics, Plumbing, Gas-fired systems, and general knowledge regarding facility maintenance and operations. Understanding of asset lifecycle principles and preventative maintenance integration. Experience supporting the delivery of capital projects and asset lifecycle programs within a facilities or infrastructure environment.
Skills & Abilities - Non Union
Strong leadership, management, and technical skills regarding mechanical system operation and maintenance. Effective verbal and written communication skills. Ability to navigate CMMS (Cityworks), Building Management Systems (BMS), and strong computer literacy and competence. Ability to read and interpret mechanical designs and drawings. Demonstrate a civic entrepreneurial spirit by generating new, innovative ideas and development of better methods to accomplish tasks and complete projects.

The annual salary for this position ranges from**$94,700 to $110,400**, depending on qualifications and experience. Most candidates can expect to start in the lower to mid-range of this scale, with opportunities for salary growth based on performance and tenure.
