Accounting Manager, Commercial Real Estate
The Manager, Commercial Real Estate Accounting is responsible for ensuring the accuracy and integrity of financial reporting and analysis for a portfolio of commercial properties across Canada. This role provides leadership to the Commercial Property Accounting team while partnering closely with Property Management, Asset Management, and Operations to support the ongoing performance and growth of the portfolio. The successful candidate will oversee day-to-day accounting operations, drive process improvements, and ensure compliance with corporate policies and accounting standards.
Responsibilities
Lead, coach, mentor, and develop the Commercial Property Accounting team, fostering a collaborative and high-performing environment. Oversee the day-to-day accounting activities for the commercial property portfolio, including month-end close, journal entries, account reconciliations, and financial reporting. Review and analyze monthly financial results, ensuring accuracy, completeness, and timely reporting. Partner with Property Management, Asset Management, and Operations to provide financial support, operational analysis, and business insights. Oversee annual operating cost recoveries, CAM/TMI reconciliations, tenant billings, and other commercial lease-related accounting processes. Participate in quarterly financial review processes, identifying trends, risks, and opportunities within the portfolio. Contribute to the preparation of Management Discussion & Analysis (MD&A) commentary by providing financial analysis and operational insights. Ensure compliance with corporate accounting policies, internal controls, and accounting standards while identifying opportunities to strengthen processes and controls. Coordinate audit requirements, prepare audit schedules, and act as the primary liaison with external auditors for the commercial portfolio. Lead continuous process improvement initiatives to enhance the efficiency, effectiveness, and scalability of accounting processes. Support the preparation of the annual operating budgets and forecasts for the commercial property portfolio. Assist with special projects, acquisitions, dispositions, and system or process implementations as required.
Key Qualifications
Previous leadership experience, either through direct people management or demonstrated mentorship and team leadership, with a genuine passion for coaching and developing others. Strong communication and relationship-building skills, with the ability to collaborate effectively across Finance, Property Management, Asset Management, and Operations, including with non-financial stakeholders. Extensive experience with full-cycle property accounting and month-end close processes, ideally within commercial real estate. Strong analytical skills with advanced Excel capabilities and experience working with large, complex data sets. Experience with commercial lease accounting, operating cost recoveries (CAM/TMI), and tenant reconciliations is considered a strong asset.
