Job overview

We are seeking a dynamic, licensed real estate professional to join our team as a key member of our Sales Team as sales representative for a new pre-construction condominium development in Ontario. This role combines sales excellence, broker engagement, and regulatory compliance to deliver strong results while ensuring buyers are fully informed throughout the purchasing process.

Key Responsibilities

  • Manage the entire buyer journey—from inquiry, presentation, and offer, to firm sale—while ensuring compliance with Ontario regulations.
  • Prepare and manage Agreement of Purchase and Sale (APS) packages, ensuring all disclosure statements, addenda, and amendments are completed in accordance with the Ontario Condominium Act, 1998.
  • Clearly explain Ontario’s statutory rescission rights, guiding purchasers through their 10-calendar-day cooling-off period and assisting with lawyer review and questions.
  • Educate buyers on Ontario pre-construction deposit requirements, trust account protections, and staged payment schedules (e.g., 5% on signing, 5% at 90 days, 5% at 365 days, etc.).
  • Explain interim occupancy processes, occupancy fees, and buyer rights under Ontario legislation.
  • Verify purchaser identity, collect documentation, and submit records in compliance with requirements.
  • Advise purchasers on coverage under the Tarion New Home Warranty Program, including critical dates, pre-delivery inspection (PDI), and warranty claim timelines.
  • Develop strong relationships with outside agents and brokerages; host previews, events, and provide regular communication on incentives and inventory.
  • Track competitive projects, pricing, incentives, and absorption rates within the Ontario condo marketplace.
  • Prepare weekly traffic, sales velocity, and conversion reports for management.
  • Establish trust quickly with walk-in clients, online leads, and broker partners by listening attentively, asking the right questions, and tailoring presentations to each buyer’s lifestyle and investment goals.
  • Deliver compelling presentations at the Presentation Centre and during community/broker events that generate excitement and urgency about the project’s value proposition.
  • Demonstrate persistence and consistency by following up promptly with warm leads, tailoring communications to buyer interests, and maintaining momentum through the 10-day cooling-off period.
  • Guide clients toward timely decisions by balancing urgency with professionalism, while clearly communicating incentives, deposit structures, and limited-time offers.
  • Build strong rapport with the broker community—hosting previews, attending Realtor® events, and maintaining credibility as the go-to representative for the project.
  • Create a seamless, positive experience for every visitor—greeting warmly, providing personalized tours, and ensuring buyers leave with a strong impression of professionalism and excitement.

Qualifications:

  • Ontario Real Estate License: Must be registered and in good standing with the Real Estate Council of Ontario (RECO).
  • Experience: Minimum 2–5 years in pre-construction, condo, or new-home sales; proven track record of meeting or exceeding sales targets.
  • Knowledge: Deep familiarity with Ontario pre-construction condo sales processes, the Condominium Act, 1998, and Tarion requirements.
  • Skills: Strong closing ability, excellent presentation and communication skills, and comfort working evenings/weekends during peak launch periods.
  • Technology: Proficiency with CRM systems, digital tour tools, and MS Office/Google Suite.
  • Languages: Multilingual skills are an asset given Ontario’s diverse buyer base.
