Senior Project Manager / Project Director – Luxury Hotel Development

THE OPPORTUNITY
Suman Developments is hiring a Senior Project Manager / Project Director to lead the owner-side delivery of an approximately 100-room luxury hotel development in Canmore, Alberta. Construction is currently anticipated to begin in May 2027. The immediate priority will be preconstruction, design coordination, approvals, procurement, budgeting, scheduling and development of a complete project-execution strategy.
This is a full-time, in-house, developer-side position for a senior leader who can establish the project from the front end and carry it through construction, commissioning, opening readiness and final close-out.
KEY RESPONSIBILITIES
- Lead the project from preconstruction through construction, commissioning, opening readiness and final close-out.
- Establish and maintain the project execution plan, development budget, master schedule, procurement plan, risk register, decision log and reporting structure.
- Coordinate the architect, interior designer, civil, structural, mechanical, electrical, landscape and specialty hospitality consultants.
- Manage municipal approvals, permitting, site servicing, utility coordination and authority requirements.
- Lead competitive RFP and tender processes for consultants, construction management or general contracting, major trades and long-lead packages.
- Manage estimates, contracts, value engineering, progress claims, change orders, contingencies, forecasts and cost-to-complete reporting.
- Coordinate hotel design, guest-experience, operational and technical requirements throughout design and construction.
- Review drawings, specifications, estimates, schedules and contract documents and identify design, constructability, procurement or commercial risks.
- Oversee mock-ups, quality control, inspections, testing, commissioning, life-safety approvals, deficiency management and hotel opening readiness.
- Build productive relationships with local authorities, consultants, contractors, trades and community stakeholders while protecting the Owner’s commercial and schedule interests.
- Provide ownership with clear, decision-ready reporting and early recommendations regarding cost, schedule, design, procurement and delivery risks.
REQUIRED QUALIFICATIONS
- At least 12 years of progressive project leadership experience in construction, real estate development or owner’s representation.
- Direct accountability for at least one project valued at $25 million or more.
- Demonstrated experience delivering a hotel, resort, luxury residential, complex mixed-use or comparable design-intensive project.
- Experience across predevelopment, design management, preconstruction, procurement, construction, commissioning and turnover.
- Strong knowledge of site servicing, municipal approvals, consultant coordination, estimating, scheduling, construction contracts, risk management and quality control.
- Proven experience leading RFPs, bid evaluations, negotiations and award recommendations.
- Demonstrated accountability for project scope, budget, schedule, quality, risk and executive reporting.
- Ability to represent ownership confidently with architects, designers, contractors, authorities, hotel operators and senior leadership.
- Strong commercial judgment and the ability to balance design intent, guest experience, lifecycle value, schedule and capital cost.
- Ability to be based in or regularly present in Canmore for the duration of the project.
- Valid driver’s licence, reliable transportation and authorization to work in Canada.
PREFERRED QUALIFICATIONS
- Direct experience with luxury, boutique or upper-upscale hotel development.
- Experience working with hotel operators, hotel-brand technical-services teams or brand standards.
- Experience with FF&E, OS&E, guestrooms, mock-up rooms, commercial kitchens, spas, wellness facilities or hotel opening requirements.
- Experience delivering projects in Canmore, Banff, the Bow Valley or another constrained mountain or resort municipality.
- Degree in construction management, engineering, architecture or a related discipline.
- PMP, P.Eng., Gold Seal or another relevant professional designation.
- Experience using Procore, Autodesk Construction Cloud, Primavera P6, MS Project or comparable project-control systems.
- Established Western Canadian relationships with hospitality consultants, construction managers, trades and suppliers.
WHAT SUCCESS LOOKS LIKE
- Before construction begins, the project has a coordinated execution plan, credible budget, procurement strategy, long-lead plan, risk register and decision schedule.
- Design, authority, site-servicing, constructability and procurement risks are identified early and actively managed.
- Ownership receives accurate, concise reporting and timely recommendations rather than late cost or schedule surprises.
- The project is delivered with disciplined quality control, commissioning, operational readiness and close-out appropriate to a luxury hotel.
