Role Description:
The Building Operator is an intermediate level building operator providing maintenance support as a member of a building operations team. The Building Operator Level 2, will report to the O perations Manager . The primary objective of The Building Operator Level 2 is to ensure that the portfolio of building s are being maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.
Responsibilities:
-
Respond to tenant service requests and emergencies in a prompt & efficient manner.
-
Coordinate repairs with pre-approved vendors /contractors as necessary.
-
Monitoring of computerized control systems
-
Ov erseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systems;
-
Repairing and maintaining climate control and other mechanical systems within a building or portfolio;
-
General maintenance including housekeeping of mechanical rooms, equipment rooms, maintenance shops.

Assist in coordination of Tenant Improvement and Capital Projects
-
Assist in the administration of various service contracts such as security, janitorial, and HVAC maintenance
-
Participate in routine safety and housekeeping inspections
-
Fulfill Incident Command duties under the Emergency Response Plan
-
Participating in corporate occupational health and safety program;
-
Assisting with waste, recycling and hazardous materials issues;
-
Remaining current and up to date with new industry practices, legislative changes and new technologies ;
-
Weekly commitment includes brief report to OM/PM.

Conduct Environmental assessments in accordance with Company procedures.

Perform daily property inspection, daily log readings of utilities & fire protection equip ment
-
Prepared to be in an all buildings on-call rotation;
-
The Building Operator Level 2 is a mobile role which will involve travel between various properties (company vehicle provided).
Experience and Qualifications:
-
Experience – Minimum of three years of related building operations/maintenance experience
-
Clear understanding of how to read building drawings for various discipl ines (Mechanical, Architectural, Electrical, Structural)
-
Knowledge of Health & Safety procedures and programs (WHMIS, Lockout & Tag out, fall protection and mold)
-
In-depth understanding of the operation and maintenance routines of HVAC and life safety equipment
-
Knowledge of general maintenance procedures
-
Must have a valid G drivers license with a clean record

Relationship Skills – Superior oral and written communication and presentation skills; ability to develop and sustain cooperative working relationships at all levels; ability to exercise confidentiality; displays enthusiasm and has a desire to learn; team player

Organizational/Multi-Task Skills - Ability to allocate one's time effectively, work under pressure and manage tight deadlines; ability to handle multiple demands and competing priorities, and adapt to new ideas and constant changes

Computer Skills – Basic computer skills,

Ability to work all hours required to provide sufficient building coverage & available on an on-call basis after hours; ability to respond to the emergency call-outs.
This job posting is for an existing vacancy within our organization.
The expected annualized base salary range for this role is $70,000 – $80,000.
Based on the position, QuadReal offers a competitive total rewards package in addition to the base pay, which may include a performance-based incentive plan, comprehensive health & dental benefits, pension plan, and paid time off.
