Job Description
The Assistant Maintenance Manager is a key member of the property leadership team and an ambassador for the Tricon brand and community. This role supports the Maintenance Manager in overseeing property operations, preventative and corrective maintenance, and service delivery across residential and commercial spaces. The Assistant Maintenance Manager ensures properties are rent-ready, resident experiences are positive, and maintenance services meet the highest standards of timeliness, safety, and quality. In the absence of the Maintenance Manager, this position assumes full leadership accountability.
Essential Duties and Responsibilities:
Customer & Resident Experience
- Act with integrity, upholding Tricon’s core values and Standards of Excellence while focusing on resident satisfaction and long-term trust.
- Communicate clearly with residents on maintenance requests, service updates, and timelines, while promoting a strong service culture among staff, contractors, and vendors.
Leadership & Team Support
- Assist in coaching, mentoring, and training staff and contractors, while supporting team meetings, project updates, and performance feedback.
- Act as a quality-control resource to ensure workflow efficiency and model professional, collaborative relationships with internal teams and external partners.
Maintenance Operations
- Conduct property walk-throughs and inspections of suites, building systems, and common areas, ensuring preventative maintenance schedules are executed.
- Troubleshoot and repair minor plumbing, electrical, HVAC, carpentry, and cosmetic issues, and manage service requests to ensure timely completion.
- Maintain accurate records and oversee vendor/contractor performance for quality, timeliness, and cost control.
Compliance & Safety
- Ensure compliance with applicable legislation (Residential Tenancies Act, Fire Code, WHMIS, OHSA, RentSafeTO) and uphold health & safety standards, including PPE use and hazard remediation.
- Support risk management by maintaining tools/equipment and ensuring contractor/vendor safety compliance.
Administration & Inventory
- Manage and track supply inventory to ensure cost efficiency and operational readiness.
- Support month-end and turnover tasks (suite inspections, scheduling, contractor coordination) while assisting with quotes, vendor pricing, and budgeting inputs.
Qualifications:
- Strong knowledge of building automation systems and residential building codes.
- Skilled in plumbing, electrical, HVAC, appliance repair, carpentry, painting, and general maintenance.
- Proficiency in MS Office.
- Excellent communication, organizational, and project management skills.
- Strong problem-solving ability with attention to detail and accountability.
- Knowledge of budgeting basics and financial acumen.
Minimum Requirements:
- High school diploma
- 2+ years of multi-residential or hospitality-based maintenance experience
- Valid driver’s license and clean driving record.
Preferred Attributes
- Trade certification, college diploma, or relevant degree
- Experience with Luxury or Class A/B properties
- Yardi experience
