Join Our Team as a Building Manager!
We are currently looking for a Building Manager for a residential property (Strata) based in North Vancouver. High-rise building, 27 floors, 321 units. This will be a full-time position. The Building Manager is responsible for interaction between residents, the strata council, and the property manager, and to oversee the cleaning and maintenance of the building.
KEY DUTIES & RESPONSIBILITIES
- Manage and supervise the site
- Perform minor handyman repairs. Monitor and maintain garbage and recycling rooms
- Basic security detail: checking doors, reporting suspicious activity
- Key holding and alarm response. Fob and enterphone programming
- Call trades in the event of elevator malfunction, flood, plumbing issues, police, fire, or ambulance
- Coordinate and log move-in / out bookings
- Collect damage deposits for move-ins / outs
- Perform pre/post inspections with the resident
- Administrative duties (post notices, collect funds for additional fobs / keys, submit activity reports to PM)
- Monitor and address parking violations and improper usage of parking areas
- Consistent communication with the property manager to ensure the building is secure, maintained, and running smoothly
- Submit caretaker reports regularly (frequency upon PM's request)
- Greet residents and guests. Respond promptly to tenant questions and requests
- Report concerning issues with tenants / residents to PM
- Respond to noise and smoking complaints
QUALIFICATIONS & REQUIREMENTS
- Proven experience in facility management, preferably in residential settings
- Reliable and punctual
- Possess a keen eye for detail. Customer service experience is an asset
- This role involves occasional use of equipment like leaf blowers and pressure washers, with full training provided
- Strong computer skills, including advanced knowledge of Microsoft Office programs, are essential for this role
- Experience with using a leaf-blowing machine and power washing machine
- Ability to deal with residents in a professional, positive, and friendly manner
- Must be able to work independently with minimal supervision
- Ability to carry weight up to 35 lbs
**Working hours:**8 am - 4 pm
**Job Type:**Full-time, Monday-Friday
Pay:$29-$30
**Starting date:**March - April
