Role Description:

Reporting to the Operations Supervisor, the Building Operator, Level 3 is an intermediate level building operator providing operational and technical support as a member of a building operations team. The Building Operator, Level 3 may be a sole operator of a building of moderate size and level of complexity as it relates to building systems and tenant demands. The primary objective is to ensure that the assigned building or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

Responsibilities:

The primary responsibilities of the Building Operator, Level 3 include:

  • Responding to tenant service requests
  • Assisting Building Operators and maintenance mechanics with installation and repair of mechanical systems
  • Installing, repairing and maintaining climate control and other mechanical systems within a building or portfolio
  • Overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing and life safety systems
  • General maintenance including housekeeping such as sweeping, litter pick up, snow shoveling
  • Assisting with environmental assessments and reporting
  • Participating in corporate occupational health and safety program
  • Assisting with waste, recycling and hazardous materials issues
  • Monitoring of computerized BAS and IBMP control systems
  • Must be available for on-call/standby duty and emergency call-outs as required
  • Assisting with insurance and risk management inspections, remedial actions and reporting;
  • Remaining current and up to date with new industry practices, legislative changes and new technologies
  • Participate in tenant and staff community support events as appropriate
  • Continually seek opportunities to improve energy consumption
  • Quickly respond to and manage environmental hazards
  • Consider sustainability when evaluating options for replacement equipment
  • Other assigned duties

Experience and Qualifications:

Technical Qualifications - The Building Operator, Level 3 shall have the following technical qualifications or industry equivalency:

  • 4th Class Power Engineer (or equivalent)
  • Minimum of 1 year direct work experience in junior or intermediate position in commercial high rise building operations
  • Valid drivers license
  • Intermediate level skills in Microsoft Office

Time Management / Working Environment- Ability to allocate one’s time effectively and manage tight deadlines; ability to work under pressure and achieve quality results; ability to handle multiple demands and competing priorities, adaptable to new ideas and embrace changes; results and detail oriented; work within an environment that is subject to moderate to high levels of stress in emergency or conflict situations; on occasion requires involvement in repairs or maintenance in inclement weather or uncomfortable environmental working conditions; may be required to attend to or provide direction during after hours emergency situations; requires the ability to exert moderate physical effort and must be able to move quickly in emergency situations; is able to thrive within a busy working environment.

Organizational & Leadership Skills- Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion; sound administrative and organizational skills.

Decision Making Skills- Ability to resolve problems using facts and sound reasoning; ability to achieve goals using logical and strategic approaches to resolving challenges.

The expected annualized base salary range for this role is $60,000-$67,000.

Based on the position, QuadReal offers a competitive total rewards package in addition to the base pay, which may include a performance-based incentive plan, comprehensive health & dental benefits, pension plan, and paid time off.

The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.
