About the role

Finance Manager / Director

Our client, located in Hamilton area is seeking a highly analytical and detail-oriented finance professional to oversee financial functions across their real estate development and short-term rental investment portfolio. This role will manage project-level budgets and cost control, coordinate banking and payments, support investor reporting, and track asset performance KPIs across our portfolio.

The Finance Manager/ Director will play a crucial role in building our finance department, implementing processes, managing project budgeting and cash flows, handling investor relations and reporting, and overseeing financial modeling for both Canadian and US operations.

Key Responsibilities:

  • Experience reporting to the Board and Senior Management
  • Proven ability to develop, manage project budgets and proformas across various entities assets and projects in Canada and the US.
  • Oversee cost control, variance analysis, & cash flow.
  • Monitor project funding and draw schedules across entities and bank accounts.
  • Coordinate with suppliers, vendors, and internal teams on invoicing, payment schedules and capital disbursements.
  • Develop financial models to support business operations.
  • Strong financial reporting, to support month-end financial close.
  • Assist with tax preparation and oversee financial compliance across jurisdictions.
  • Manage the bank relationships, oversee reconciliations and fund transfers.
  • Conduct internal financial reporting for both Canadian and US operations.
  • Optimize financial strategy in collaboration with senior management.
  • Build the finance department and implement necessary processes.
  • Handle investor reporting, manage subscription agreements, and maintain investor relations.
  • Track and analyze key performance indicators (NOI, ROT, ADR…) across all entities.
  • Support investor updates & quarterly reporting financial insights and dashboard.
  • Assist with fund raising and capital calls by preparing performance summaries and financial materials.

Qualifications:

  • CPA (Certified Public Accountant) designation or equivalent
  • Additional certifications such as CFA (Chartered Financial Analyst) a plus.
  • Must have strong background in financial modeling, investor relations, and project budgeting.
  • Senior-level experience in finance or accounting, preferably with private company experience with both Canadian and US financial systems
  • Real estate development or asset management a strong asset
  • Familiar with real estate investments structures, waterfall models, short-terms rental operation and hospitality assets are all definite assets.
  • Excellent communication and collaboration skills
  • Ability to work in-office, this is an in-office role and contribute to a collaborative work environment.
