About the role

Mobile Maintenance Technician, Retail Commercial Real Estate Full-Time, Permanent Calgary, AB Our client, a leading investment firm and property management company, are looking for a Mobile Maintenance Technician to service an open-air retail portfolio within Calgary. This role will directly report into the Operations Manager. We are looking for someone not just with strong technical knowledge and skills for building operations, but also for excellent communication skills both oral and written. Please note that this role requires your own reliable vehicle and valid driver’s License with clean driving abstract.

Key Duties & Responsibilities

  • Carry out daily site inspections for each property, using maintenance checklists to confirm the cleanliness and order of parking areas, common spaces, and other shared facilities.
  • Oversee third-party service providers—such as janitorial, groundskeeping, landscaping, HVAC, and snow removal—ensuring work is completed in accordance with contract terms. Provide regular updates to the Operations Manager.
  • Supervise major on-site repairs (e.g., HVAC systems, paving, roofing), ensuring proper completion and clear communication with tenants throughout the process.
  • Ensure each site is properly set up in the work order management system, and that all routine testing, maintenance, and inspections (HVAC, fire/life safety systems, roofing, building conditions) are completed according to weekly, monthly, quarterly, and annual schedules.
  • Support and implement sustainability programs and initiatives.
  • Coordinate and oversee fire and life safety inspections. Conduct regular walkthroughs of tenant spaces to verify that emergency exits are unobstructed, storage areas are orderly, and no combustible hazards are present. Report any safety or code compliance concerns.
  • Perform routine inspections of mechanical and electrical rooms to ensure they remain clean, secure, and properly maintained, scheduling preventative work when necessary.
  • Keep rooftops clear of debris during inspections, noting and reporting any issues.
  • Arrange quarterly HVAC inspections, review findings, and discuss recommendations with the Operations Manager.
  • Complete move-out documentation for departing tenants and conduct daily inspections of vacant units until turnover is complete.
  • Respond promptly to tenant and user service requests—covering issues such as heating/cooling, waste removal, and safety matters—and escalate as required.
  • Perform light maintenance tasks, such as replacing common area lighting, repairing signage, minor painting, graffiti removal, and general clean-up.
  • Attend to after-hours or emergency calls in accordance with on-call procedures, and report incidents to the Operations Manager.
  • Assist with insurance inspections, risk management reviews, and implementation of corrective measures as needed.
  • Participate in the annual budgeting process for assigned properties and monitor adherence to operating budgets.
  • Maintain control of keys, equipment inventories, site supplies, and company-issued tools.
  • Track and submit expenses, receipts, invoices, and mileage records in a timely manner.
  • Complete all required company training and adhere to organizational values and workplace culture.
  • Carry out other duties as assigned to support the operational needs of the portfolio.

Qualifications

  • Minimum 2-3 years of commercial maintenance experience, ideally with residential properties
  • Valid driver’s license and access to reliable vehicle
  • Excellent communication skills, both oral and written
  • Positive attitude and strong organization skills with focus and ability to prioritize
  • Ability to participate in on-call rotation
  • Minimum high school diploma
  • Be able to pass a Criminal Record Check

Compensation The successful candidate will receive a base salary between $55,000-$62,000 per annum + benefit package including health, dental, vision care, HSA, LTD, pension + 3 weeks vacation prorated + mileage reimbursements.
