About the role

Director of Property Management

The Director of Property Management is a senior-level position reporting to the President and is responsible for overseeing and managing commercial properties within our real estate portfolio while playing a crucial role in developing and implementing strategies to maximize the value and profitability of KRP assets. The Director of Property Management will lead and mentor an established group of property management professionals as well as be responsible for the daily management of the Property Management department by delivering on initiatives. This role requires consistently driving and nurturing strong collaborative working relationships within KRP as well as with all stakeholders to ensure efficient and effective operations, tenant success, and overall growth and sustainability for our community.

Please note, that this opportunity is for an in-office position at KRP’s headquarters in Kanata North, ON. Some travel may be required from time to time.

Key Responsibilities:

Develop and execute strategic plans to optimize the value and profitability of our commercial real estate portfolio. Identify growth opportunities, market trends, and potential risks to ensure best practice and sound decision making.

Stakeholder Engagement: Continuously develop and ensure relationships with all stakeholders, including and not limited to; the KRP team, tenants, property owners, investors, brokers, contractors, and respective government agencies. Collaborate with internal and external partners to drive business development and explore new opportunities.

Team & Leadership: Provide leadership, guidance, mentorship and support to a team of property management professionals. Foster KRP values with a collaborative team approach promoting our brand. Consistently proactively communicating with all teammates and KRP Leadership Team to ensure cohesiveness of initiatives.

Portfolio Management: Guide and manage a portfolio of commercial office properties, including thorough understanding of leasing practices, tenant relations, property maintenance, and financial performance, reporting, and accuracy.

Tenant Relations: Execute and delegate negotiated leasing agreements and activities in alignment with our Leasing team, navigate these lease agreements to maintain positive relationships with tenants. Ensure high tenant satisfaction, address and proactively identify opportunities of improvements.

Property Operations: Oversee property management operations and maintenance in collaboration with Operations and on site Security team. Collaborate with the team to ensure compliance with health and safety regulations, building codes, and all building and property standards.

Compliance and Regulations: Ensure best practice of energy and sustainability regulations, codes, and standards relevant to our portfolio and within our competitive market. Ensure current compliance practices with environmental regulations and proactively identify opportunities for incentives related to energy reduction and sustainability.

Financial and Market Analysis and Reporting: Contribute proactively to and monitor financial performance. Prepare budgets and conduct financial analysis for accuracy and growth opportunities. Stay informed of market trends, competitor activities, and economic factors that impact the commercial space sector.

IT Infrastructure and Systems: Clear understanding of and readiness to promote how KRP nurtures energy reduction, sustainability, IT systems, while promoting our ecosystem. Foster a collaborative and innovative approach to leverage cross-functional collaboration to achieve objectives. Oversee the implementation and management of technology systems that enhance the efficiency and effectiveness of property operations. This includes building automation systems, energy management systems, metering, occupancy sensors, and other IT solutions that support energy reduction, sustainability, and operational optimization.

Energy Reduction and Sustainability Strategy: Champion of strategies to reduce energy consumption, improve sustainability, and minimize the environmental impact of our portfolio and industry. Identify and implement energy-efficient technologies, renewable energy solutions, and sustainable practices throughout the portfolio. Analyze the financial impact of energy reduction and sustainability initiatives, including cost savings, return on investment, and potential incentives or grants. Prepare regular reports on energy performance, sustainability achievements, and financial outcomes to communicate progress to stakeholders.

Qualifications and Attributes:

  • Minimum 10-15+ years of management experience in commercial real estate, with proven strengths of leadership, property management and operations, commercial leasing, construction, and real estate financial best practice, sustainability, and building infrastructure growth.
  • Minimum Bachelor's degree in Business Administration or related designation with related recent experience preferred.
  • Proven leadership abilities, including the capability to lead, inspire and motivate, and communicate effectively with a team of property and real-estate management professionals.
  • Experience and understanding of building automation systems, energy management systems, and other IT solutions in a commercial real estate context.
  • Clear understanding of energy modeling, audits, energy and sustainability regulations and incentive programs as well as financial analysis related to energy reduction and sustainability initiatives preferred.
  • Strong knowledge of green building practices, energy efficiency technologies, and sustainable building certifications (LEED, BOMA, etc.).
  • Strong analytical and financial acumen.
  • Strong negotiation and communication skills, with the ability to build and maintain relationships with the team, tenants, partners, and stakeholders.
  • Strategic thinker with the ability to develop and implement effective business strategies with the ability to present ideas and essential reporting on elements of the business to all stakeholders.
  • Preferred proficient in Office 365 Microsoft Office Suite and Yardi software.
  • Preferred construction process and operations proficiency.
  • Preferred Occupational Health and Safety awareness and associated training.
  • Combined commercial and residential experience may be considered an asset.
  • Strong organizational and project management skills with the ability to muti task through varying priorities and successfully deliver on expected deliverable timelines.
