The Role
The Commissioning Lead is responsible for leading the contractor-side commissioning process for assigned mechanical construction projects by coordinating system readiness, inspections, testing support, documentation, issue tracking, and commissioning records through project turnover.
Working closely with Project Managers, Project Coordinators, field teams, vendors, controls contractors, TAB agencies, and third-party commissioning authorities, the Commissioning Lead helps ensure mechanical systems are prepared for startup, tested in accordance with project requirements, and supported by accurate commissioning documentation.
The role also owns commissioning standards, templates, documentation processes, and commissioning software administration to improve consistency and efficiency across all projects. Overall responsibility for project execution, contractual obligations, and project closeout remains with the Project Manager.
Keys Tasks
The Commissioning Lead’s responsibilities include, but are not limited to the following:
Commissioning Planning & Execution
Coordinate contractor-side commissioning activities throughout project execution. Verify mechanical systems are ready for startup, testing, and commissioning. Identify commissioning risks, incomplete work, or readiness gaps and communicate priorities to the project team. Monitor commissioning progress and provide regular status updates.
Field Inspections & Testing
Complete pre-functional inspections and commissioning checklists for mechanical equipment and systems. Support equipment startup, functional testing, and system verification activities. Coordinate with vendors, controls contractors, TAB agencies, and commissioning consultants during testing and startup. Verify commissioning prerequisites have been completed before testing proceeds.
Documentation & Issue Management
Maintain commissioning documentation, deficiency logs, inspection records, and testing results. Record equipment setpoints, operating conditions, and commissioning observations. Track deficiencies through correction, retesting, and closure. Support turnover by ensuring commissioning records are complete, accurate, and organized.
Standards & Continuous Improvement
Maintain commissioning templates, forms, documentation standards, and workflows. Administer the company's commissioning software platform, including templates, reporting, user access, and data quality. Identify opportunities to improve commissioning processes, documentation standards, and project consistency. Incorporate lessons learned into future commissioning practices.
Collaboration & Communication
Work closely with Project Managers, Project Coordinators, Superintendents, Forepersons, field personnel, vendors, subcontractors, and third-party commissioning authorities. Communicate commissioning status, outstanding issues, and project risks to stakeholders. Provide technical support and guidance related to commissioning documentation and processes.
Education
Post-secondary education in Mechanical Engineering Technology, Building Systems Engineering, HVAC Technology, Construction Engineering Technology, or a related discipline; or Certificate of Qualification as a Refrigeration and Air Conditioning Systems Mechanic (313A), Sheet Metal Worker, Steamfitter/Pipefitter, Plumber, or another related mechanical trade; or An equivalent combination of education, technical training, and directly related commissioning or mechanical construction experience.
Experience
Minimum five (5) years of experience in mechanical construction, HVAC service, commissioning, controls, startup, or related building systems. Experience supporting equipment startup, functional testing, balancing, or commissioning activities. Experience interpreting mechanical drawings, specifications, equipment documentation, and control sequences. Experience coordinating with multiple trades, subcontractors, consultants, and project stakeholders. Experience using commissioning software, digital documentation platforms, or issue tracking systems is considered an asset.
Knowledge and Technical Skills
Strong understanding of HVAC, hydronic, plumbing, and related building mechanical systems. Ability to read and interpret drawings, specifications, submittals, commissioning plans, and control sequences. Working knowledge of building automation systems, controls integration, and TAB processes. Proficiency with Microsoft Office and digital documentation platforms. Familiarity with commissioning software, electronic forms, and issue management systems. Valid Class G driver's licence with the ability to travel between project sites.
Physical and Environmental Requirements
Frequent travel to active construction sites and company project locations. Regular walking through construction sites, mechanical rooms, rooftops, and unfinished buildings. Ability to climb ladders, stairs, and access elevated work areas while following site safety requirements. Occasional lifting or carrying of materials, equipment, or tools up to approximately 25 lbs (11 kg). Ability to stand, walk, bend, kneel, crouch, and work in confined spaces for extended periods. Exposure to varying weather conditions, construction noise, dust, vibration, and temperature fluctuations. Required use of personal protective equipment (PPE) in accordance with company and site safety policies.
