About the role
Killam Apartment REIT, based in Halifax, Nova Scotia, is one of Canada's largest residential real estate investment trusts, owning, operating, and developing a $5.3 billion portfolio of apartments and manufactured home communities. Killam's strategy to drive value and profitability focuses on three priorities: (1) increase earnings from the existing portfolio; (2) expand the portfolio and diversify geographically through accretive acquisitions, targeting newer properties and dispositions of non-core assets; and (3) develop high-quality properties in its core markets.
We are currently looking for a full-time Building Operations Manager. Working with the Maintenance Manager and Commercial Property Manager, this position will be responsible for overseeing building systems projects and general maintenance at our downtown Halifax properties, the Brewery, The Governor, The Alexander, and Ben Wier.
What you will do:
- Assist with establishing programs for the operation, maintenance, and capital improvements of all assigned buildings and equipment;
- Assist Commercial Property Manager and Operations team with the creation and management of preventative maintenance programs;
- Support the implementation of future decarbonization projects;
- Assist with optimization of existing HVAC systems in assigned buildings;
- Provide leadership and support for on-site maintenance technicians;
- Assist with tender, quoting, and project management process;
- Assist Commercial Property Manager in preparing annual property operating and capital budgets;
- Participate in after hours coverage and support for Killam’s maintenance team;
- Other duties as assigned.
Who you are:
- 2-3 years of HVAC experience, or comparable education;
- Experience with data technology as it pertains to building operating systems;
- Experience with training and development;
- Working knowledge of building automation systems;
- Time management and scheduling experience (balancing short and long term projects);
- General hands-on maintenance experience;
- Strong communication and leadership skills.
