What Will You Do?
- Plumbing System Maintenance & Repairs:
- Conduct routine inspections and preventive maintenance on plumbing and mechanical systems, including pipes, fixtures, water heaters, pumps, zone valves, and filters.
- Install, repair, and replace plumbing components and systems as needed.
- Diagnose and troubleshoot plumbing issues efficiently, providing effective solutions for repairs or replacements.
- Respond promptly, during regular business hours, to emergency plumbing service calls (e.g., leaks, pipe bursts, and clogged drains).
- Prioritize and address plumbing issues based on direction from the property management team or maintenance manager.
- Third-Party Contractor Management:
- Oversee and monitor plumbing work performed by third-party contractors, ensuring quality, compliance with industry standards, and cost-effectiveness.
- Negotiate quotes from third-party contractors and ensure all pricing aligns with budget and quality standards.
- Perform quality assurance checks on third-party contractor work to ensure compliance with company standards and regulations.
- Review contractor invoices and service contracts to ensure accuracy and fair pricing.
- System Documentation & Management:
- Utilize company systems (e.g., Yardi Maintenance IQ) to track service requests and ensure timely updates and resolutions.
- Maintain detailed records of all plumbing work, including repairs, parts used, and labor hours.
- Create and maintain a catalog of plumbing and HVAC equipment on-site, documenting recommended maintenance schedules.
- Develop and implement ongoing maintenance programs to extend the life of plumbing infrastructure and prevent future issues.
- Provide recommendations for plumbing system upgrades, water conservation, and efficiency improvements.
- Budgeting & Cost Control:
- Assist with plumbing-related budgeting, including estimating project costs and controlling expenses.
- Handle administrative duties such as generating purchase orders, processing invoices, and managing material/tool inventory.
- Safety & Compliance:
- Ensure all plumbing work adheres to local plumbing codes, safety standards, and company policies.
- Conduct annual inspections and certifications for gas heaters and other Onni-owned equipment, ensuring functionality and compliance with safety standards (licensed professionals only).
- Team Leadership & Collaboration:
- Lead, manage, and mentor a team of plumbers and apprentices (when applicable), ensuring high-quality performance and providing training and development opportunities.
- Collaborate with the property management team to schedule repairs and minimize tenant disruption.
- Assist with any additional duties as needed to support the property management team and ensure smooth property operations.
- Travel & On-Site Work:
- Travel between residential properties as required to perform plumbing services and supervise third-party contractor work.
What You Will Bring:
- Minimum of 3-5 years of experience in residential plumbing repairs and maintenance, with a focus on BC building codes and standards.
- High school diploma or equivalent required.
- Experience with various pipe systems including copper, PEX, and PVC.
- Familiarity with plumbing systems in multi-unit residential buildings and compliance with local regulations.
- A valid BC driver’s license and access to a reliable vehicle for transportation to job sites.
- HVAC certification (an asset but not required).
Salary Range:
$70,000 - $90,000
