Shifts are 8 hours in length

Job Summary

Key duties and responsibilities include performing a variety of tasks, which are necessary for the maintenance of Lookout building facilities alongside the Property Manager and site Management. Includes training and supporting of maintenance personnel to meet the operational and administrative requirements of the Society. Is also responsible for supporting commercial tenancies and outside contractors by addressing issues that may arise with respect to operational needs. The Maintenance Technician submits expenditures for approval, and provides required financial documentation. The Maintenance Technician ensures that through facility management, the goals and philosophy of the Society and programs are met. Will maintain and report out on statistics and services, ensuring all regulations including health and safety are met. The Maintenance Technician will liaise with outside contractors and suppliers, architects, Society partners, and other service agencies and professionals, as required. The Maintenance Technician is responsible for complying with and contributing to all aspects of health and safety program. Employees are expected to remain alert and attentive during working hours. Sleeping during shifts is not permitted.

Job Duties

Leadership

  1. Oversees facility maintenance responsibilities of the Society alongside Property Manager and site Management.
  2. Conducts regular on-site visits to all buildings to inspect to ensure high standards are maintained.
  3. Coaches and mentors site maintenance workers on best practices for facility maintenance.
  4. Informs Society-wide policies and procedures related to facility maintenance.
  5. Collects and deposits site facilities cash including from coin-operated appliances

Facility Maintenance

  1. Performs repairs and maintenance related to buildings, units, grounds and equipment including but not limited to:
  • Unit turnovers
  • Drywall
  • Painting
  • Transports equipment, furniture, supplies
  • Collect and dispose waste/recycling
  • Locks/doors
  • Minor electrical – light switch changes, light fixture replacement
  • Minor plumbing – replace faucets, sinks, toilets, etc.
    1. Inspects buildings and units to maintain order and appearance including: washing, carpet cleaning, mopping, vacuuming, polishing, general cleaning, as required3. Monitors laundry and elevator equipment4. Ensures building and equipment meet all safety, security, and fire regulations and policies5. Will conduct regular bi-weekly on-site visits to all buildings to inspect to ensure high standards are maintained.6. Assists the Property Manager to develop and maintain a capital budget and reports pressures and changes on an ongoing basis to the Property Manager.7. Follows Lookout’s purchase control system, receives and reviews quotes/estimates, and submits them for approval to Property Manager.8. Maintains good standard of care and welcoming environment for Lookout sites; meets regulations and ensures, under direction of the Property Manager, that building/site maintenance meets Health and Safety Standards and Regulations, licensing requirements, operating agreements such as with CMHC, BCHMC and government acts including WHMIS and Food Safe. Manages deficiencies.9. Maintains quality care of landscaping and building exteriors for curb appeal such as washing sidewalks, walls and windows, collecting litter and picking up leaves.10. Investigates complaints and accepts suggestions concerning the operation of the Maintenance/Janitorial program and implements appropriate action or recommends action to the Property Manager and site management.11. Oversees and supports a variety of maintenance and repair duties by performing duties such as repairing furniture, constructing shelves, installing switches, replacing plugs and other basic appliance repairs, applying paint and other finishes, repairing drywall, disassembling and reassembling equipment, replacing sinks and toilets and applying finishing material such as linoleum. Prepares estimates of maintenance and repair costs. Ensuring project completion is within the standards established by the Society.12. Maintains a current knowledge of and comply with all Lookout policies and procedures.13. Performs other related duties as required.

Qualifications and Competence

Education, Training and Experience
Grade 12 plus two (2) years of recent related experience working in a non-profit environment, standard First Aid Training Certificate, plus two (2) years of recent related experience or an equivalent combination of education, training and experience. Crisis Intervention Skills Training an asset.
A minimum of two (2) years sobriety if having alcohol and/or drug problems.

Must have current Basic First Aid Training Certificate, Crisis Intervention Skills Training an asset. Must pass a satisfactory Criminal Record Check with Vulnerable Sectors Clearance. Must be bondable. Must have own vehicle to pick up and distribute supplied as required.

Skills and Abilities

  1. Experience with carpentry, plumbing, electrical, mechanical (HVAC, floor covering installation and repair, painting and dry repairs.
  2. Competent with the use of hand and power tools, and related equipment.
  3. Demonstrated ability to work independently, and with minimal direction.
  4. Demonstrated ability to communicate effectively both verbally and in writing.
  5. Demonstrated physical/mental ability to perform the duties of the job.
  6. Demonstrated suitability to work with disadvantaged and challenging adults in a diverse environment.
  7. Demonstrated ability to organize work with a good understanding of filing of documents.
  8. Demonstrated ability to supervise others using good judgment skills, tact and discretion.
  9. Demonstrated ability to understand and maintain client/worker boundaries.
  10. Demonstrated computer skills including with Microsoft Word, Excel and Outlook.
  11. Demonstrated ability to manage high workload with multiple priorities, and ability to work during significant level of interruptions.
