Job Title: Facilities Intern Reporting To: Facilities Engineer

• Summary of Job Functions

The Co-op Student – Plant Utilities & HVAC Systems will report to the Facilities Engineer, while receiving day-to-day technical guidance and task assignments from the Facilities Supervisor. This role will assist in the daily operation, preventive maintenance, and troubleshooting of various HVAC and plant utility systems. The student will be involved in hands-on technical support, equipment monitoring, and system optimization tasks across the plant to ensure efficient, safe, and reliable utility services.

• Responsibilities and Duties

2.1 HVAC & Utilities Equipment Operation and Maintenance Operate, install, maintain, troubleshoot, test, and repair HVAC and plant utility systems including:

• Chilled water systems: tanks, pumps, chillers, flat plate heat exchangers, cooling towers
• Water treatment and heating systems
• Air systems: air handling units (AHUs), rooftop units (RTUs), exhaust fans, plant heaters
• Compressed air systems: air compressors, dryers, oil separators, filters
• Process support systems: silos, vacuum pumps, surge bins, railcar unloaders
• Building infrastructure: high-speed doors, exit signs, emergency exits

2.2 Preventive and Corrective Maintenance

• Conduct scheduled inspections and preventive maintenance.
• Perform mechanical repairs on HVAC, utility, and support systems.
• Support millwright tasks such as machinery alignment, bearing replacement, and filter changes.

2.3 System Monitoring and Optimization

• Study and Monitor Building Automation System (BAS) to maintain energy efficiency and operational safety.
• Assist with seasonal transitions and system adjustments, including free-cooling operations.

2.4 Plant Operations Support

• Assist Facilities Supervisor during plant shutdown/start-up processes.
• Support relocation and assembly of facility equipment or furniture.
• May be required to learn and operate lift equipment such as Sky-Jack or Zoom Boom, if required.

2.5 Compliance and Safety

• Ensure compliance with health, safety, fire, and security protocols across all facilities operations.
• Participate in safety audits and housekeeping of mechanical spaces.

2.6 Other Duties

• Carry out additional tasks and responsibilities as assigned by the Facilities Engineer or Supervisor.

• Qualifications

• High school diploma or equivalent in Mechanical, HVAC or related technical field preferred.

• Basic understanding of facility maintenance practices.

• Familiarity with HVAC systems and Building Automation Systems (BAS) is an asset.

• Skills and Knowledge

• Fundamental knowledge of preventive and reactive maintenance processes.

• Good command of English (written and verbal).

• Ability to read and interpret mechanical and electrical schematics.

• Proficient in safe handling of hand and power tools.

• Strong problem-solving aptitude: ability to learn and adapt quickly.

• Team-oriented with the ability to work independently when required.

• Working Conditions

• Work is performed both indoors and outdoors in varying weather conditions.

• Exposure to mechanical rooms and industrial environments with moderate to high noise levels.

• Regular interaction with other maintenance and facility teams.

• Requires occasional lifting, moving equipment, and working at heights using certified lift equipment.
