About the role
Summary: The Manager, Marketing is responsible for developing and executing innovative, data-driven marketing strategies that drive brand awareness, audience engagement, and high-quality leads across Greenwin’s portfolio. This role plays a key part in positioning Greenwin as a leader in the real estate marketing space by crafting targeted campaigns informed by market research, competitive analysis, and audience segmentation.
Overseeing branding, digital and traditional advertising, content creation, and promotional events, the Manager, Marketing ensures a cohesive and impactful marketing presence across all channels. As a client-facing role, the Manager regularly presents strategies and performance insights to internal and external stakeholders, collaborating with cross-functional teams and partners to align marketing initiatives with business goals. Working closely with Leasing, Research, Communications, and Customer Service teams, the Manager, Marketing continuously optimizes lead generation, refines strategies based on performance data, and delivers high-intent prospects to support occupancy goals.
What we'll get to do:
Maintain Brand Consistency:
- Ensure cohesive brand representation across all marketing platforms, including print, signage, digital, and on-site materials.
- Review and approve property-level materials for tone, voice, and visual alignment with Greenwin’s brand standards.
Execute Property-Specific Marketing Strategies:
- Develop targeted marketing plans for individual properties to drive traffic, enhance retention, and support leasing goals.
- Conduct site visits and provide actionable feedback on curb appeal, signage, and overall marketing effectiveness.
Lead Digital Marketing & Advertising Campaigns:
- Plan, execute, and optimize SEO, SEM, PPC, email, and display ad campaigns.
- Focus efforts on high-priority or underperforming properties, measuring performance against key metrics.
Manage Online Presence & Content Strategy:
- Own the corporate website, microsites, and ILS listings to ensure up-to-date, engaging, and accurate content.
- Build and manage a monthly digital content calendar, including blogs, videos, social media, and graphics.
Monitor Market Trends & Reputation:
- Track online reviews, social sentiment, and resident feedback using social listening tools.
- Share insights with internal teams and recommend strategies for improving brand perception and customer engagement.
Drive Community Engagement & Partnerships:
- Integrate Greenwin Cares initiatives into marketing campaigns where appropriate.
- Collaborate with the Communications team to identify and activate local business partnerships, influencers, and community-focused PR opportunities.
Support Resident-Focused Initiatives:
- Work with Customer Service and Communications teams to plan and execute resident contests, promotions, and activations.
- Ensure programs reflect brand values and contribute positively to resident satisfaction and retention.
Collaborate with Cross-Functional Teams:
- Align with Leasing, Research, HR, Operations, and Communications teams on shared goals and timelines.
- Coordinate award submissions, marketing input for internal initiatives, and unified messaging across departments.
Manage Vendor Relationships:
- Work with external agencies and vendors to execute marketing deliverables on time and within budget.
- Evaluate partner performance and negotiate services to ensure value and quality.
Budgeting, Reporting & Strategic Planning:
- Collaborate with Operations to strategically develop, implement, and manage comprehensive annual marketing budgets tailored to each property's unique business goals, ensuring alignment with overall organizational objectives and ROI benchmarks.
- Produce and present detailed performance reports, translating data into clear, actionable insights and strategic recommendations that drive continuous improvement and informed decision-making across marketing initiatives.
Who you are:
- Bachelor's Degree in Marketing, Communications, Business, or a related field
- 5+ years of experience in marketing, preferably within real estate
- Experience in property management, real estate, or hospitality industries preferred
- Demonstrated success in leading and managing B2C digital marketing campaigns, including SEO, SEM, PPC, email marketing, and display advertising campaigns
- Exceptional writing and story-telling abilities, with a focus on creating compelling web content tailored to diverse audiences
- Proven ability to develop, implement, and optimize Meta and Google Ads campaigns
- Project management experience, with the ability to guide the creative process from ideation through to production
- Deep knowledge and understanding of social media platforms (Instagram, TikTok, YouTube, X, LinkedIn, Facebook) and their respective best practices, KPIs, and emerging trends
- Experience with social listening tools and software products for inbound marketing, sales, and customer service
- Strong knowledge of graphic design tools like Canva, InDesign, Photoshop and Illustrator
- Data-driven mindset — with the ability to analyze performance metrics and translate insights into actionable strategy.
- Self-starter with the ability to lead and execute projects independently, while managing multiple priorities.
- Comfortable “switching gears” or changing focus on a whim
- Ability to bring clarity to unclear situations
- Valid driver’s license and access to a vehicle required
