GWL Realty Advisors is seeking an exceptional property management professional to oversee our largest commercial asset in Downtown Calgary as Senior Property Manager. This is a high-impact role for a seasoned professional with a passion for operational excellence, strategic thinking, customer service excellence and team development.
About the Role
We are looking for a highly ambitious, customer service oriented, collaborative, and passionate property manager. We will count on you to establish and maintain strong working relationships with tenants, staff, and contractors. Ensuring that our tenants are 100% satisfied with our services is one of your key priorities so having strong relationship building and problem solving skills is a must. You will also assist with the implementation of new programs, and ensuring policies and procedures are followed.
RESPONSIBILITIES
- Lead the operational and financial performance of a large commercial asset in downtown Calgary.
- Develop and execute long-term strategic plans that enhance asset value, reduce costs, and improve tenant satisfaction.
- Oversee all aspects of property operations including building systems, tenant relations, capital projects, environmental compliance, and life safety.
- Ensure policies, procedures, and best practices are consistently applied
- Manage annual operating budgets and long-term capital planning.
- Foster a culture of excellence, collaboration, and continuous improvement within the property team.
- Mentor and develop team members, supporting their career growth and succession planning.
- Champion sustainability and energy management initiatives, ensuring compliance and innovation in environmental practices.
QUALIFICATIONS
- 7+ years of property management experience (exposure to commercial & office); at least 2 years at the management level
- Post-secondary education; RPA, CPM or LEED AP designation preferred
- Must be a licensed real estate professional authorised to trade in Alberta
- Proven experience as a people leader, able to motivate and develop a team
- Proven track record in developing and maintaining exceptional client relationships and the ability to partner with clients to meet client needs
- Experience managing budgets
- Proficiency in property management systems (e.g., Yardi, MRI) and Microsoft Office Suite.
- Professionalism, flexibility and collaborative nature
- Ability to multi-task and prioritize effectively
- Proven organizational skills; able to cope with changing client needs and deliver successful results
- Strong interpersonal & communication skills (both written & verbal results within agreed upon time frame
- A passion and focus on environmental issues and ways to reduce carbon footprint
